Permits and street rules

Hillside and bluff access

The hillsides and coastal bluffs are the hardest part of moving in Palos Verdes Estates, and they're where the planning earns its keep. Up on the bluffs and in Montemalaga, mid-century and later custom builds sit on steep view lots, often with wide rooms but tight interior stairs and long exterior stair runs from the street. In the older homes, a wide sofa or sectional sometimes takes a careful angle, and other times we take a door off the hinges or break down a bed frame to get it clear. A mattress doesn't come apart, so we carry it flat and ease a box spring through on the diagonal. We pad the staircases and the built-in cabinetry on the way out, lay floor runners on the floors, and wrap furniture in moving blankets and bubble wrap. The whole city sits under Palos Verdes Homes Association and Art Jury deed restrictions set in the 1920s, but that's a property and paperwork matter for the owner, and it doesn't change how we wrap and carry.
