Up in the North Tustin foothills, right-of-way work falls under Orange County rather than the city, since that area is unincorporated. Old Town and commercial building access

Old Town Tustin mixes retail, office, and residential in older buildings set close to the sidewalk along El Camino Real and Main Street, with on-street parking that fills up and limited room to stage a long truck. A move there usually means working the curb and sequencing the load to fit the frontage you've got. Over in Tustin Legacy, the newer apartment and mixed-use buildings around The District run on controlled-access entries, interior elevators, and tenant or subterranean parking, so a residential move there usually means a loading window and elevator coordination, and reserving that window is yours to handle with building management, not ours. We don't book the elevator or hold a dock for you, but once you've set the window, we coordinate our arrival to it. On site, we pad the elevator car, protect shared lobbies and hallways, run the load on dollies, and keep it moving so we clear the slot before it closes. Along Newport Avenue, First Street, and 17th Street, commercial and apartment relocations face heavy retail traffic, shared parking lots, and restricted curb loading, so knowing where vehicles can stage helps. If a building asks for a certificate of insurance, a standard general-liability COI is included for commercial jobs, and custom additional-insured wording is quoted separately. Hillside access in the North Tustin foothills

The North Tustin foothills are where access gets real. Cowan Heights, Lemon Heights, and Panorama Heights sit on winding two-lane roads with large custom lots, long private driveways, and limited turnaround room, and plenty of the parcels run up sloped, gated drives. These are unincorporated county hillside streets, not city tracts, and the equestrian zoning near Peters Canyon means some lots sit well off the road. On a lot of this, a 26-foot truck can't make the grade or the turn, so we send our 18-foot box truck, the smallest we run, and stage at the curb when the driveway is too steep or too long. Older Old Town homes and newer east-side tracts

The newer master-planned tracts on the east side, Tustin Ranch from the late 1980s and 1990s and the Tustin Legacy and Columbus Square homes built mostly after 2000, run to large two-story homes with wide layouts but tight interior staircases. In the older homes, a wide sofa or sectional sometimes takes a careful angle, and other times we take a door off the hinges or break down a bed frame to get it clear. A mattress doesn't come apart, so we carry it flat and ease a box spring through on the diagonal. We pad the staircases and the built-in cabinetry on the way out, lay floor runners on the floors, and wrap furniture in moving blankets and bubble wrap. We don't pre-measure on a site visit, so it helps to tell us the doorway and stairwell situation ahead of time. Flag any vintage or built-in pieces, along with anything heavy or awkward like an upright or baby grand piano, when you ask for the quote so we can plan the carry-out around them.

A mid-morning start, after the early crush clears, usually keeps the drive between your two locations short and the hourly clock honest. Weekdays are quieter along the retail arterials, and at the newer apartment and mixed-use buildings around Tustin Legacy the elevators and loading spots are easier to arrange midweek than on a packed Saturday. Up in the gated Tustin Ranch tracts, HOA gate and visitor coordination also goes smoother on a weekday. Moves here peak in summer, June through August, with the Tustin Unified school calendar and apartment lease turnover, so those dates fill faster and the best availability lands mid-week and mid-month.
