Adept Moving is a California-licensed moving company (license MTR0190206) that has served Aliso Viejo since 1998, rated 5.0 on Google across over 2,000 reviews. Our yard sits on Vineland Avenue in North Hollywood, and Aliso Viejo is about 60 to 65 miles south, so we run it as part of our Southern California operations, coming down the 5 or the 405 and picking up SR-73 into town. We've loaded out of the golf-course homes around the Aliso Viejo Country Club, the gated hilltop estates in Pacific Ridge, and the townhome enclaves near the Town Center, plus offices over in Pacific Park and the Summit Office Campus. Our rate starts at $99/hr for a two-mover crew, cash, with regular cargo insurance included. The truck fee is separate. No fuel surcharge, no hidden fees. Double drive time applies and gets advised in the written quote before move day. We figure it from the distance between your pickup and drop-off, never from how far we drive to reach you.

What we know about moving in Aliso Viejo

    Who's moving here

So who's moving here? A lot of it ties back to the office parks. We move medical-device and biotech staff, insurance and tech folks, people who work out of Pacific Park or the Summit Office Campus and want a short commute. Families make up a big share too, trading up between the master-planned villages like Glenwood, Talavera, and Promenade, often from one single-family home to another, both under an HOA. Then there's a steady run of condo and townhome residents leaving the attached communities, and estate owners coming and going from the gated hilltop neighborhoods. We see the same patterns over and over.

How the streets shape a move

Aliso Viejo isn't one kind of street. The main parkways move fine, Aliso Viejo Parkway, Aliso Creek Road, Pacific Park Drive, but the village streets behind them get narrower and slower, and a lot of them sit on a grade. Gated communities like Pacific Ridge, Canyon View Estates, and Silver Oaks have entry gates and sloped driveways that a big rig can't always work. Over by the Town Center, the attached condo and townhome enclaves come with shared parking and tight interior drives. So we bring the truck that actually fits. Our 18-foot box truck is the smallest we run, and it's what we send for a gated hilltop drive or a narrow townhome lane where a 26-foot truck just can't make the turn.

    Timing and access

Move day in Aliso Viejo goes smoother when access is sorted ahead of time. In a gated village, the HOA or the sub-association usually wants move-in notification, a certificate of insurance, and a scheduled window, and we'll coordinate the crew to that once you've set it. At an office in Pacific Park or the Summit Office Campus, building management runs the loading dock and freight access, so the tenant books that window and we work to it. On the road, SR-73 and the connections up to the 5 and the 405 set the pace for the regional leg, while Aliso Viejo Parkway and Aliso Creek Road carry the local traffic, so a mid-morning start after rush hour usually keeps the drive shorter. Late spring through summer is the busy stretch for the family villages, so the earlier you lock a date in that window, the better. We walk through all of it in the written quote, so there's no guessing on the day.

    Why Aliso Viejo picks Adept

Licensed since 1998, with a rate that's easy to read and a crew that's worked plenty of gated villages and office parks.

    5.0 with over 2,000 reviews

We hold a 5.0 on Google across over 2,000 verified reviews, plus a 5.0 on Yelp with 2,900 and counting. That record is the thing we're proudest of.

    From $99/hr, two movers

Our rate is $99 per hour for a two-mover crew, cash. Regular cargo insurance comes included, the truck fee is separate, and there's no fuel surcharge.

    No hidden fees

What's in the written quote is what you pay. No surprise add-ons at the curb, and double drive time is advised on the quote up front.

    Licensed and insured

We're California-licensed, MTR0190206, with an A+ rating at the BBB. The paperwork is real, and we're glad to show it.

The right truck for the village

Our 18-foot box truck is the smallest we run, for gated hilltop drives and narrow townhome lanes. The 26-foot is our standard for bigger loads.

    Local Moving in Aliso Viejo

    Local Moving in Aliso Viejo

House, condo, or townhome, we handle Aliso Viejo moves from $99/hr for a two-mover crew, with regular cargo insurance included. We wrap furniture in moving blankets and bubble wrap, lay floor runners down on your floors, and bring dollies and wardrobe cartons. Have an upright or baby grand piano, a gun safe, fine art, antiques, or a home gym? Tell us up front so we plan for it, and ask about our piano moving service if you need it. Double drive time covers the drive between your pickup and drop-off, written into the quote before move day, never tied to how far we drive to reach you.

    Commercial moves in Aliso Viejo

    Commercial moves in Aliso Viejo

We move offices and small businesses around Pacific Park, the Summit Office Campus, and the Town Center. Desks, files, conference setups, office equipment, all worked at our hourly rate with a two-mover crew. For buildings that ask for a certificate of insurance, a standard general-liability COI comes included on commercial jobs, and if you need custom additional-insured wording, we quote that separately. You handle the loading-dock and freight-elevator booking with building management, and we coordinate the timing so your crew schedule stays tight and the move lands in your window.

Packing and unpacking in Aliso Viejo

Packing and unpacking in Aliso Viejo

Want help boxing up? Our crew packs and unpacks at the hourly rate, and packing materials and supplies get billed separately, not folded into the $99. We bring moving blankets, bubble wrap, dollies, and wardrobe cartons, and we can do a full pack or just the kitchen and the breakables while you handle the rest. Packing labor isn't a flat quote. It's the same hourly crew time as the move. Tell us how much you want done and we'll give you a realistic read in the written quote, so the day doesn't run long on surprises. See our packing services for more.

What to know before you move in Aliso Viejo

A few local details that keep move day smooth, from permits to gated-village access.

    Permits and street rules

    Permits and street rules

Aliso Viejo's main parkways are wide, but plenty of village streets are narrow, and if the truck has to sit at the curb for hours, an encroachment permit can be the cleaner call so the crew isn't stuck on a long carry. Those run through the City of Aliso Viejo's Building & Safety and Public Works at City Hall. The counter is open Monday through Friday, 8:00 a.m. to 1:00 p.m., with the last check-in around 12:30, and there's an online CSS portal if you'd rather not drive in. City Hall closes on alternate Fridays and on holidays, so don't leave it to the last minute. Pulling any permit and posting it is your job, not ours, but we'll tell you exactly where we need the truck so you can request the right spot. A permit isn't always required. It depends on your block and how wide your street is, so check with the city ahead of move day. And if you're inside a gated village, the HOA may have its own staging rules that matter more than a city permit, so ask there too.

Pacific Park and Summit office access

Pacific Park and Summit office access

Moving into or out of an office in Pacific Park or the Summit Office Campus usually means the building has its own rules, and since the office park is the biggest employment base in the city, this comes up a lot. Pacific Park covers around 900 acres of business space, and the Summit Office Campus runs about 1.7 million square feet, with mid- and high-rise buildings that operate on a loading dock and a freight elevator. Building management controls the access window. You book the loading-dock time and the freight-elevator reservation with the building, since we can't arrange those on your behalf, and we coordinate the crew to that schedule so your team isn't waiting on us or the building. Most office buildings also want a certificate of insurance on file before move day. A standard general-liability COI comes included on commercial jobs, and custom additional-insured wording is quoted separately, so flag any special requirements early and we'll have the paperwork ready when the crew rolls up to the dock. The smoother the building window, the less downtime your staff loses.

    Gated and HOA village access

    Gated and HOA village access

Most of Aliso Viejo is master-planned, governed by the Aliso Viejo Community Association and a whole stack of sub-associations, and a lot of the homes sit behind a gate. This is the access detail that trips up the most moves here. Communities like Glenwood, Pacific Ridge, Canyon View Estates, and Silver Oaks commonly want move-in or move-out notification ahead of time, a certificate of insurance on file, and a scheduled access window before the truck can come through. The attached condo and townhome enclaves, places like Seagate Colony, Canyon Villas, and The Pointe, pile on shared parking, narrow interior drives, and posted parking rules. You set the move-in window and arrange any gate or guard clearance with your HOA, since the association deals with you as the resident, not with us, and we coordinate the crew to the slot you book. When you ask for your quote, tell us how the gate works, whether there's a guard or a code, and where the truck can legally stage. Sort that early and the day doesn't stall at the entrance with the clock running.

    Newer homes and condo realities

    Newer homes and condo realities

Aliso Viejo is a young city, mostly built from the 1990s through the 2000s, so you won't hit the narrow 1930s doorways and steep, tight stairwells you find in older towns. There's no historic district here to work around. The trade-off is density and terrain. The gated hilltop estates in Pacific Ridge, Canyon View Estates, and Silver Oaks sit on sloped, custom lots where a 26-foot truck can't always stage on the grade, and that's exactly when our 18-foot box truck, the smallest we run, comes in handy. The attached condo and townhome communities near the Town Center are the other reality: shared parking, narrow interior drives, and HOA parking rules that limit where the truck can sit. Newer construction tends to have wider doorways than older housing, but a wide sofa or sectional can still take a careful angle, or a door off the hinges, to clear a tight condo entry or a turn in an interior stairwell. Either way, we lay floor runners on the floors to protect them and wrap furniture in moving blankets and bubble wrap. Tell us the home type up front so we bring the right truck and crew size.

    Best days and times

    Best days and times

Regional access keys off SR-73 and the connections up to the 5 and the 405, and the office-park commute around Pacific Park and the Summit Office Campus drives the local peaks. Aliso Viejo Parkway, Aliso Creek Road, and Pacific Park Drive carry most of the internal traffic, and they back up around the morning and evening commute. A mid-morning start, after the early crush clears, usually keeps the drive between your two locations short and the hourly clock honest. Weekdays run quieter at the condo and townhome buildings, and gate clearances and loading windows are easier to book midweek than on a packed Saturday. If your HOA or office building requires a scheduled move-in slot or a reserved freight elevator, that often locks you into a weekday anyway. Demand runs heaviest late spring through summer, the school-year transition window for the family-heavy villages served by Capistrano Unified, with a second bump around year-end corporate relocations tied to the office-park employers. Mid-week, mid-month dates have the best availability, while weekend and end-of-month windows fill faster, so book early in those busy stretches. We'll walk through timing in the written quote so you're not paying for the crew to sit in traffic.

Max & Alex are the best movers. They showed up exactly on time and brought any supplies that you may need. They took a lot of care with all my belongings and were super helpful packing up boxes. They took apart my king bed and reassembled it perfectly. They even fixed a loose bolt leaving the bed in better condition than when they arrived. Not a scratch or a ding on anything!...

Not gonna lie after all the quotes I got I was a little skeptical with how affordable their rate was (but I was desperate to save some money haha). But they were amazing! Vladimir and Alik were my 2 men and they handled everything carefully and delicately and like they’ve been doing it forever. They’ve got it down to a science. Nothing damaged or scratched or scuffed or anything and very helpful and communicative. Will def be using them if I ever need to move here again.

After our first movers could not finish the job, I contacted Adept and they fit us in at a very busy time. Our two movers were hardworking and funny and really took care of our belongings. Their rate was much less than our first movers, who did not take great care of our things. I highly recommend Adept Movers.

    Recent Aliso Viejo moves

    Glenwood golf-course home, 92656

We moved a family into an upscale single-family home in Glenwood, over by the Aliso Viejo Country Club, 92656. The HOA streets are private, with limits on parking near the amenity area, so we sorted the move-in notification window with them ahead of time and staged the truck where the association allowed. We laid floor runners through the entry, wrapped the dressers and the bed frame in moving blankets and bubble wrap, and eased a wide sectional through the door by taking the angle slow. A three-mover crew, hourly, with the cargo insurance already included.

    June 2026

    Pacific Ridge gated estate, 92656

An estate household was moving out of a gated hilltop home in Pacific Ridge, 92656. The gated entry and a sloped driveway meant a 26-foot rig couldn't stage cleanly, so we brought the 18-foot box truck, the smallest we run, and parked it where it fit instead of fighting the grade. We wrapped the high-value furnishings one piece at a time in moving blankets and bubble wrap and worked them out carefully. The customer cleared us through the gate ahead of time, so there was no wait at the entry. Two movers at the hourly rate, and the whole load came out without a scratch.

    May 2026

    Pacific Park office relocation, 92656

A medical-device office in the Pacific Park business park needed its suite shifted to another building nearby. We moved desks, file cabinets, a conference table, and the office equipment, all at our hourly rate with a two-mover crew. Building management ran the loading dock and the freight elevator, so the tenant booked that window and we coordinated the crew around it. Their new building asked for a certificate of insurance, and the standard general-liability COI we include on commercial jobs covered it. The two buildings sat close together in the park, just a short drive between them, and we had the team back up and running without losing much of the workday.

    Aliso Viejo Moving FAQs

    Aliso Viejo-specific questions

Our rate starts at $99/hr for a two-mover crew, paid in cash, with regular cargo insurance included. The truck fee is separate, and there's no fuel surcharge or hidden fees. Double drive time applies when your pickup and drop-off sit more than 10 miles apart. It's written into your quote before move day, and it's never based on how far we drive to reach you.

Yes. Aliso Viejo is about 60 to 65 miles south of our North Hollywood yard, and we serve it across our wider Southern California work. We come down the 5 or the 405 and pick up SR-73. Where you sit relative to our yard doesn't change your rate or your travel time, which is based only on the distance between your own two addresses.

Sometimes, on a narrow village street where the truck has to sit at the curb. The City of Aliso Viejo's Building & Safety and Public Works handle those at City Hall, and there's an online CSS portal too. Pulling and posting any permit is your job, but we'll tell you where we need the truck. A permit isn't always required, so check with the city for your block.

It depends on your load and your access. Our 26-foot truck is the standard for bigger moves. Our 18-foot box truck is the smallest we run, and it's the one we send for gated hilltop drives in Pacific Ridge or Silver Oaks and narrow townhome lanes where a 26-foot truck can't make the turn. Tell us your address and roughly how much you're moving, and we'll size it before move day.

We don't currently offer same-day moves. A good move takes planning and a crew scheduled ahead with the right truck for your village, especially for gated entries or office buildings that need a freight elevator reserved. Reach out as early as you can and we'll get you a written quote and a date that works. Even a few days' notice helps us send the right truck and crew.

Yes. We're licensed by the California Bureau of Household Goods and Services, license number MTR0190206, and BBB-accredited with an A+ rating. Regular cargo insurance is included on every move at no extra charge. For commercial moves, a standard COI with general liability is included; custom additional-insured wording is quoted separately.

    General questions

It's hourly, starting at $99/hr for a two-mover crew, cash, with regular cargo insurance included. The truck fee is billed separately. Double drive time applies and is advised on the moving quote. No fuel surcharge, no hidden fees. We put the hourly rate in writing before you book, so there's nothing to guess at on the day.

A clean 5.0 on Google across more than 2,000 reviews comes down to a few habits: a clear written quote before you book, uniformed and background-checked crews, regular cargo insurance on every job, and no pressure afterward. Plenty of movers chase volume. We'd rather earn the next job by referral, and the reviews are what come out of that.

For a mid-week, mid-month date, a week's notice is usually plenty. Weekends, the end of the month, and the summer stretch from June through August fill up faster, so give it two to three weeks if you can. We don't currently offer same-day moves, so it's worth getting on the calendar early either way.

Life happens. Reach out as early as you can and we'll work with you to find the next open slot that fits. The sooner you let us know, the easier it is to move the crew around.
