A Local's Guide to Moving in Chatsworth

Who Lives and Moves in Chatsworth

The number of current residents in Chatsworth is 35,000. The neighborhood is located in the northwest corner of the San Fernando Valley, with the Santa Susana Mountains to the north and the Simi Hills to the west. It is part of the City of Los Angeles. The equestrian community (horse-zoned lots, bridle paths along streets) and foothill homes to the west are home to a mix of horse owners, families, downsizing retirees, and commuters. There are massive corporate headquarters in Chatsworth that are focused on aerospace, manufacturing, and industrial niches. SR-118 and Topanga Canyon Boulevard are the main roads, and the Chatsworth station has Metrolink, the G Line, and Amtrak. Lamps Plus and Premier America Credit Union are headquartered here, and the east side is lined with business parks. The facilities of Hydraulics International, an aerospace supplier, and beauty manufacturer Voyant Beauty are also here.

    Chatsworth Neighborhoods Explained

The area runs from flat 1950s streets in the east to foothill lots in the west.

Between Devonshire and Lassen streets (91311), there's a historic district of custom ranch-style homes. 1950s-60s houses are custom-built but similar in size and are located on large lots up to half an acre. The district is known for curving streets and cul-de-sacs. There are no sidewalks or streetlights. This means a longer walk from where the truck parks legally to the front door.

Around Stoney Point and Santa Susana Pass Road (91311), most homes sit behind gates at long, steep driveways. The foothills are home to Indian Springs Estates, a guard-gated community on Iverson Road, which sits higher up in the Santa Susana Mountains. Truck access is the first question on these moves, and a client's pre-walkthrough is highly recommended.

Many lots on Chatsworth's west side (91311) are zoned for horses, and bridle paths run along many streets. Where trails cross major streets, there are signals with buttons at rider height, and road surfaces are made safe for shod horses. Under the city's "K" horse-keeping zoning, stables can't be in the front yard. This means barns and outbuildings are usually behind or beside the house. This means the crew may have to carry some items a longer distance from the truck that parks legally and leaves the bridle path clear.

On the east side (91311), there are some low-rise business parks along Nordhoff Street, Plummer Street, and Mason Avenue. Many of them were built in the 1980s. Office moves here come with our standard COI with general liability. Custom additional-insured wording is quoted separately.

Farther west, beyond the limits of Chatsworth, are the areas of Lake Manor, Box Canyon, and Twin Lakes. Lake Manor, a hillside neighborhood near Chatsworth Nature Preserve, features winding roads and steep lots. These areas are unincorporated LA County, so the parking falls under the County rules, not City rules.

    When People Move into Chatsworth

When it comes to families, the school calendar rules all the moves. Public schools here are part of LAUSD. Families with children usually move around the academic calendar. That's why June (after school ends) and early August (before it starts) are natural windows.

Fire season is also one of the things to plan your move day around in Chatsworth. Consider Santa Ana winds that usually occur in fall and winter (October, November, and January). There are also Red Flag Days in the City of Los Angeles (wind 25+ mph and humidity 15% or lower). Parking is banned on posted streets in fire zones, and cars are towed. On a Red Flag Day, legal parking may be impossible on a posted street. Finally, the power shutoffs should also be part of the equation. During extreme wind events, SCE has cut power to parts of Chatsworth.

Friday through Sunday windows fill faster. The best availability is mid-week and mid-month. Ask for a weekday.

    Why Chatsworth Picks Adept Moving

    Serving Chatsworth since 1998

We've been moving local households in Chatsworth since 1998. Adept Moving holds California license MTR0190206 and is registered with USDOT and MC. All moves are performed with the same crews and written quotes as the rest of the LA region.

5.0 on Google across 2,000+ reviews

Our moving company holds a 5.0 rating on Google across 2,000+ reviews. And the numbers keep adding up.

Cargo Insurance Is Part of the Hourly Rate

On every move we perform, we provide regular cargo insurance, included in the hourly rate. The truck fee is charged on its own. Packing labor runs on the same hourly clock as the move. Our trucks carry standard loading and wrapping equipment.

    Ranch Gates and Steep Driveways

Foothill homes in Chatsworth are often set deep into their lots. The Stoney Point and the Santa Susana Pass area has many homes with long, steep driveways or gates. When the standard 26-foot won't fit, we send our 18-foot, the smallest truck in our fleet.

    Based in the Valley

Adept Moving is based at 5028 Vineland Ave in North Hollywood. Chatsworth sits in the northwest corner of the same San Fernando Valley. For our clients, it means that the moving company is based in the Valley, not across LA. Our movers know the freeways and surface streets of the Valley, from the 118 to Topanga Canyon Blvd.

Office Moves on Topanga and Nordhoff

A standard certificate of insurance (COI) with general liability is included on every commercial move that our crew performs, including office moves in the business centers on Topanga Canyon Blvd and the business parks along Nordhoff St. We move small offices, with their office equipment and furniture. Custom additional-insured wording is quoted separately.

    Moving Services Available in Chatsworth

    Local Moving in Chatsworth

    Local Moving in Chatsworth

Across ZIP 91311 (foothill and ranch homes, flat-ground residential streets), all residential moves are performed based on the same formula: from $99/hr for a 2-mover crew with a truck fee charged separately, regular cargo insurance, and DDT (double drive time) applied on some moves. All the rates are shown on the written quote before you book. No hidden fees.

Every mover performing moves in apartments and houses is a trained, uniformed, and background-checked professional. The crew comes with standard equipment: moving blankets, dollies, and wardrobe cartons. Parking permits are on the client. Our company schedules arrival to the client's permit window.

    Commercial Moving in Chatsworth

    Commercial Moving in Chatsworth

The commercial core of the Chatsworth community includes office centers on Topanga Canyon Blvd, e.g., Occidental Business Center and Northwest Business Park. Besides, Adept Moving works with the Business parks along Nordhoff St and the east-side corridors (Plummer St, Canoga Ave, De Soto Ave). The properties are mostly low-rise and flex buildings, not towers. Freight elevators are less frequent here. Yet, if the building is equipped with one, the client reserves one for the move day. Everything gets moved, from office equipment and inventory to furniture, each piece being individually wrapped. The standard general liability COI is included.

    Packing & Unpacking in Chatsworth

    Packing & Unpacking in Chatsworth

At Adept Moving, packing and unpacking is a service of its own, billed hourly on the same clock as the move. Upon your request, our crew will take care of all of your belongings, be it pieces of furniture, toys, or fragile items. Wardrobe cartons and moving blankets are included in the hourly rate, as standard equipment. At the same time, packing materials are billed separately: boxes, packing paper, bubble wrap, tape, and stretch wrap. Foothill and ranch properties around Stoney Point and the Santa Susana Pass have outbuildings, such as a stable, workshop, or garage, which means more to pack. Our movers can handle that. They can also unpack at your new home. To get more details, visit our packing service.

All the moves by Adept Moving are priced the same way as in all the other areas of Los Angeles.

    From $99/hr

The hourly rate starts from $99/hr cash for a two-mover crew with standard moving equipment and regular cargo insurance.

    What's included and billed

As mentioned above, homes with garages or workshops around Stoney Point and Santa Susana Pass usually have more items to pack and more, which means more time is needed to get the job done. We choose the truck that fits the client's area. The crew comes with movers, moving blankets, dollies, wardrobe cartons, and regular cargo insurance. We bill things like a one-time truck fee, packing materials (boxes, paper, bubble wrap, tape), and specialty items separately. DDT (double drive time) depends on the distance between your two addresses and applies to some moves. You're provided with all the details on the written quote before booking, including information about the double drive time.

    Driveways and truck size

Long, steep driveways and gates in Chatsworth mean a longer carry and more time. When the 26-foot vehicle doesn't fit, the 18-foot one goes instead. Let us know all the details of your move. There's no fuel surcharge and no hidden fees.

    Serving Chatsworth from North Hollywood

    Parking Permits and Street Rules

    Parking Permits and Street Rules

Since Chatsworth is part of the City of Los Angeles, all parking rules and permits don't run through a separate local department, but they do through LADOT. For a moving truck, one should get a temporary no-parking permit. The latter means the reserves curb space for a set window. Typically, the application asks for truck size, the exact stretch of street, and the date and time. During a busy stretch of the calendar, it's better to apply with real lead time, at least a week or more, since LADOT needs that time to process the permit and provide you with an approval. Once you have the approval, official "No Parking" signs go up 24 to 72 hours before the move day. The standard 26-foot moving truck calls for a permit. Adept Moving clients can get both permits directly with LADOT. When the permit is there, the client gives us details, so the crew plans around whatever window is set.

Hillside Living Near the Santa Susana Mountains

Hillside Living Near the Santa Susana Mountains

One of the most prominent features of the Chatsworth area is the significant hillside terrain. From the flat valley floor, Northern Chatsworth moves upward into the foothills of the Santa Susana Mountains. The region is home to various gated communities, such as Indian Oaks, Springs Estates, Indian Falls Estates, and Summit Ridge, together with Indian Hills near the hillside. There are two guarded gates at Indian Springs Estates, with security available 24 hours a day. The lots here are two to four acres (much larger than the average Valley lot). Many homes are situated in the CAL FIRE Fire Hazard Severity Zone. The length of the driveway, gated entry, and changes in elevation can affect where the crew can park the truck and how far the crew must carry all the belongings of a client.

Stairs, Not Elevators: Moving into Chatsworth's Apartment Communities

Stairs, Not Elevators: Moving into Chatsworth's Apartment Communities

Not every move within the Chatsworth community starts with the hillside estate. A lot of residential housing options near the Chatsworth Metrolink station on Old Depot Plaza Rd include garden-style apartment complexes. Those are low-rise buildings that aren't equipped with elevators. There's no such thing as a private driveway, but rather parking in a shared lot. That's the lot where a moving truck usually stages instead of at a curb. So, instead of carrying the client's belongings through a single door at grade, the crew carries them up exterior stairwells. Access to the property is coordinated with the manager or HOA. Clients in these communities contact them ahead of time. The same way a client does at a gated hillside estate, just under a different set of rules.

    Chatsworth Commercial and Industrial Core

    Chatsworth Commercial and Industrial Core

The commercial core of the Chatsworth community mostly comprises spots like industrial business parks. In contrast to retail centers, where every parking space is typically intended for customers' cars, many of these properties are designed to accommodate street access, loading docks, and dedicated truck access. Just like with any commercial move, a standard general liability COI comes included. If building management asks for specific additional-insured wording, we can provide a separate quote for it. The client of Adept Moving reserves the freight or shared elevator access with the building for a set period of time. The crew comes within the window and does the loading during the reserved period.

    Best Moving Days and Times

    Best Moving Days and Times

The sweeping schedule is one of the things that will decide your move in Chatsworth. Typically, sweeping runs on a biweekly schedule, often Thursdays or Fridays during the first and third week of the month. Timeframes are 8 to 11 AM, but the exact time usually varies from home to home. That's why it's important to confirm it on the posted signs before move day. As for weather conditions, summertime is hot in Chatsworth. The highs usually stay in the low 90s, while the winter temperatures are quite mild. It's the Los Angeles Unified School District calendar that families schedule their move around. The school year in the community usually starts in mid-August.

Some of the local events should be considered when planning the move as well. For example, you may have to consider the Chatsworth Holiday Parade and Festival. Because of this, part of Devonshire Street between Topanga Canyon Boulevard and Lurline Avenue is closed for the whole afternoon. Next, the Valley BlockFest brings crowds to Nordhoff Street. On a normal day, Topanga Canyon Boulevard (one of the few routes into the area) carries heavy commuter traffic. This means if the move crosses it, it's important to add extra time to it.

Chatsworth Move: Adept Moves from Apartment Complex to a Single-Story Ranch Home

Our crew has recently handled a residential move from a 2-story apartment complex on the east side of Chatsworth. Although the distance wasn't long, the pickup location was quite tricky.

The apartment was part of the multi-building, two-story community. The area had a fenced pedestrian entrance. We found that it was gated. I realized that two people wouldn't get the job done since it was a 2-story move with lots of items. That's why I decided to take two more movers with me: Garik and Zhenya.

    The Move at a Glance

    • Pickup: Two-story apartment complex with gated access, Vintage St, Chatsworth
    • Destination: Single-story ranch home at the De Soto Ave corridor, Chatsworth
    • Property type: Garden-style apartment complex
    • Crew: Three-mover crew because of the size of the inventory
    • Inventory: 1 fridge, 1 microwave, 1 coffee machine, 8 wardrobe cartons of hanging clothes, 2 armchairs, 2 nightstands, 1 king-size mattress, 1 sofa, 4 sofa cushions, 1 PlayStation console

Pickup at the East Side of Chatsworth

We got a call from the client a couple of days before the move. He asked to arrive in the morning. We discussed the details and got to know the area was locked with a pedestrian gate. That's why we had to approach the property from a separate driveway.

We started the load by taking care of the floors. We used our floor runners to protect them. Then the client showed me the living room, where I saw 2 armchairs and a sofa. I wrapped the armchairs in our moving blankets. But the sofa needed to be taken apart, so Garik began the process while I loaded the armchairs on a dolly for Zhenya to move both to the truck outside. When I was done with the armchairs, I began to wrap elements of the sofa using our moving blankets. For double protection, we used the stretch wrap that was separately billed. Zhenya was back with the dolly, so we put parts of the sofa on it and rolled them out.

Adept Moving mover wheeling wrapped furniture on a dolly to the truck on Vintage Street

The kitchen was next. The owner unplugged all the appliances, so I wrapped each using our moving blankets. I carried out the microwave and coffee machine by hand. Then Zhenya helped me place the fridge on the dolly and take it to the truck.

8 wardrobe cartons of hanging clothes were waiting for us in the bedroom on the second floor. We took each down the stairs and loaded the dolly. Garik moved them to the truck. Meanwhile, Zhenya covered both nightstands with our moving blankets. Garik helped him carry each piece down and place it on the dolly.

It was time to move the king-size mattress. The client packed it, so Zhenya and I just lifted it down together. The 4 sofa cushions in the living room were also waiting their turn. I wrapped them individually in stretch wrap, which we then added as a separate bill line, and moved all 4 to the truck.

Finally, we packed the PlayStation console. The client previously disconnected the gadget. We had to transport it in an original box. But first, we wrapped it in bubble wrap that the client paid for separately. It went last onto the truck. Thus, it would come off the truck first at the new place, so the client would make sure everything was OK with it. Once everything was loaded, we went to the drop-off spot.

Drop-off at the De Soto Ave corridor

There was no heavy traffic in the street on the east side of Chatsworth. And it turned out to be wide enough. The parking went well since there was a straight driveway long enough to stage a 26-foot moving truck. Since it was a standard open single-family lot with direct street access, we could park pretty fast.

First, I took the PlayStation console and carried it to the living room, where I left it unwrapped on the table. Garik and Zhenya unloaded the sofa cushions, left unwrapped next to the window in the living room, and brought the mattress to the bedroom. There was a new bed waiting for it, so my colleagues unwrapped it and placed it on the frame. The nightstands were brought to the bedroom and left where the client showed the place.

We also wheeled the armchairs into the living room. Then we got back to the truck for the sofa parts that we then assembled in the living room. Next, all 8 wardrobe cartons went to the bedroom. The kitchen appliances were left in the kitchen. The client was pleased with how everything was done.

Larian Way to Vista Grande Way Move: From the City Block to Nature

Larian Way to Vista Grande Way Move: From the City Block to Nature

In September, we worked in a mixed-use apartment building. The client decided to move closer to the green area to a single-family house on Vista Grande Way in Chatsworth. The pickup was a unit in a newly built mid-rise apartment complex with ground-floor retail. Parking there is usually a challenge since the ground-floor retail doesn't let moving trucks just pull up anywhere. The client told us about the loading zone on the side of the apartment complex and said she'd reserve it along with the freight elevator. She told us not to come during peak retail hours, so it was agreed to do it in the morning.

Considering the details given by the client, two movers would be enough, so I took Garik with me.

    The Move at a Glance

    • Pickup: Larian Way, Chatsworth
    • Destination: Vista Grande Way, Porter Ranch
    • Property type: Mixed-use apartment complex
    • Crew: 2-mover crew
    • Inventory: A sleeper sofa with a pull-out bed, 75-inch TV and TV stand, 1 framed mirror, 3 wardrobe cartons of hanging clothes, 5 small potted plants (cacti), 1 wooden cat house, 1 single bed, 2 nightstands.

    Larian Way Pickup

    Morning arrival. 18-foot moving truck.

The client contacted us three weeks before the move, which gave us time to plan properly.

The loading zone was reserved, so we began the load straight away.

The client took us to the second floor and asked us to start with the bedroom, where we found a single bed and 2 nightstands. The nightstands were already packed by the client, so first we placed our floor runners and then loaded the dolly and moved them outside.

While Garik disassembled the bed, I packed cacti in the client's boxes and carried them to the truck. When I was back, I helped Garik finish taking the bed apart, and we wrapped each piece in our moving blankets.

Done with the bed, it was time to take care of the cat's house. I wrapped it in a moving blanket and loaded it onto the truck.

Next up was the framed mirror in the living room. To extra-protect it, we used bubble wrap, which is billed separately as a packing material. Meanwhile, the client packed her clothes into our wardrobe cartons. We carried the wardrobe cartons to the truck and placed them carefully so they wouldn't crush the boxes with the cacti.

A sofa with a pull-out bed was wrapped in moving blankets, and Garik helped me move it to the elevator and right to the truck. We came back for the 75-inch TV and TV stand. The TV went into its original box, which we wrapped in our moving blanket. We wrapped the TV stand the same way. We loaded the stand first and the TV last, so the TV would be the first thing off the truck at the drop-off.

Adept Moving mover with stretch-wrapped furniture on a dolly by the truck liftgate

    Vista Grande Way Drop-off

The drop-off point was a 2-story single-family house in a green suburban neighborhood. The client wanted to live close to nature, and since Wilbur-Tampa Park was just next door, it was easy to understand why she chose that place.

We parked at the curb in front of the house. Together with Garik, we took the TV, carried it to the living room, and came back for the TV stand. 3 wardrobe cartons came next. The client unpacked each, so we could take the empty cartons back with us.

The mirror went into the bedroom. After checking it together with the client, we didn't find any scratches. We brought the cat's house and unpacked it in the living room, right where the client wanted it.

Then came the bed. We reassembled it in the bedroom and placed it so there was enough space for the two nightstands, which we brought in and placed on either side.

I brought the box with cacti and left it in the kitchen, where the client arranged them on the windowsill. I helped Garik with the sofa. We placed it in the middle of the living room and removed the wrapping.

The job was done. We said goodbye to the client and her cat and went back to the office.

Chatsworth Move: Lassen St to Candice Pl

This case came in late August from the client in the northwest San Fernando Valley. The pickup point was a single-story, single-family home on Lassen Street. We could parallel-park at the curb in the parking lane, without blocking traffic. The inventory was quite heavy, so 3 movers were needed. I took Alex and Alik with me to the pickup.

    We Started at Lassen Street

The client worked during the day, so he asked us to arrive early in the morning. He mentioned that parking wouldn't be a problem, and we discussed the list of items that he had to move and agreed on the arrival time.

We picked a 26-foot moving truck based on the inventory. As the client mentioned, there was plenty of room to park legally. So, we set a cone next to the liftgate to be able to roll the dolly on and off safely.

Adept Moving truck with the liftgate down at the curb

The client asked us to take care of the outdoor items first. We wrapped two outdoor sofas in moving blankets and loaded them first. The umbrellas went to the truck just like that, without any wrapping.

Adept Moving truck parked by a lawn on a residential street

The king-size bed in the bedroom was Alex's job. Before that, he laid down the floor runners for floor protection. After finishing with the umbrellas, I went there to help him disassemble the bed. We used our moving blankets to protect each part. Alik joined us after carrying the pouf to the truck. Using the dolly, we brought the bed parts out and loaded them.

Alik and Alex went back to the bedroom to take care of the two nightstands, which they wrapped with our moving blankets to avoid scratches because the nightstands were vintage. Alex also moved all 7 wardrobe cartons on the dolly while we carried the desk previously protected with our moving blankets.

Next, the client showed me where the den was. There, I saw a stack of boxes filled with vinyl records. I took them out while Alik was wrapping the armchairs in our moving blankets. He also added a layer of stretch wrap, which was separately billed. We helped him put each armchair on a dolly and wheel it out to the truck.

At the drop-off, we saw the 2-story single-family home in the foothills of the Santa Susana Mountains. It was a quiet two-lane residential road with an unpainted curb, so regular curb parking was allowed. We parked and began the unloading.

Armchairs went to the living room on the first floor, where we unwrapped them and placed them next to the window. Alik also brought the boxes of vinyl records there. The client said he'd find the best spot for them later, so we left the boxes unopened.

7 wardrobe cartons were delivered to the second floor, to both bedrooms. Each nightstand went into a separate bedroom, where we unwrapped them. Alex helped me bring the parts of the bed to the smaller bedroom, where he and Alik put it back together. Meanwhile, I got the pouf to the living room and went back to the truck to unload the umbrellas. The client showed me the pool in the backyard, where I placed the umbrellas.

Alik came to help with the two outdoor sofas, which we set up next to the umbrellas. Alex brought the desk to the home office.

The client walked us to the truck and thanked us for everything.

    Chatsworth Moving FAQ

    Chatsworth-specific questions

Yes, you need a temporary no-parking permit for a moving truck. Since Chatsworth is a suburban neighborhood in the City of Los Angeles, street parking rules fall under the LADOT. The client secures the permit, and our company schedules our arrival to your permit window.

If the client lives in a gated community, s/he has to arrange the gate clearance directly with the HOA or property manager. Before moving day, the client has to confirm the gate code or approved entry window. Knowing those details, the Adept Moving team can include it in the quote. The movers will arrive as agreed, just ensure you take care of the gate.

When planning a move in Chatsworth, consider the Red Flag Warning days (Santa Ana winds, mostly fall and winter). The region is regularly inside the warning area (just like the rest of the San Fernando Valley). For homes in the hills or canyons, these warnings may include fallen trees, power outages, unsafe roads, or possible evacuation orders. Also, consider heat waves in summer and September, when Chatsworth may hit 115°F and more. Try to avoid moving on weekday evenings. The 118 near De Soto carries over 150,000 vehicles a day. Topanga Canyon Blvd slows at Devonshire, Nordhoff, and Lassen. It's also better not to move around the beginning of August and in June (the start and the end of the school year) because traffic can be very heavy.

At Adept Moving, our crews use floor runners to protect floors in homes of all styles. They also use moving blankets to protect pieces of furniture.

The hourly rate remains the same as it is inside Chatsworth. The size of the crew that performs a move is based on your inventory, the access at both addresses you give, the floor and elevator situation, and if there's anything oversized on the list, and we confirm it once we know all the parameters. Double drive time may apply depending on the distance between the two addresses. We include all information in the written quote before you book.

Yes. We're licensed by the California Bureau of Household Goods and Services, license number MTR0190206, and BBB-accredited with an A+ rating. Regular cargo insurance is included on every move at no extra charge. For commercial moves, a standard COI with general liability is included; custom additional-insured wording is quoted separately.

    General questions

It's hourly, starting at $99/hr for a two-mover crew, cash, with regular cargo insurance included. The truck fee is billed separately. Double drive time applies and is advised on the moving quote. No fuel surcharge, no hidden fees. We put the hourly rate in writing before you book, so there's nothing to guess at on the day.

A clean 5.0 on Google across more than 2,000 reviews comes down to a few habits: a clear written quote before you book, uniformed and background-checked crews, regular cargo insurance on every job, and no pressure afterward. Plenty of movers chase volume. We'd rather earn the next job by referral, and the reviews are what come out of that.

For a mid-week, mid-month date, a week's notice is usually plenty. Weekends, the end of the month, and the summer stretch from June through August fill up faster, so give it two to three weeks if you can. We don't currently offer same-day moves, so it's worth getting on the calendar early either way.

Life happens. Reach out as early as you can and we'll work with you to find the next open slot that fits. The sooner you let us know, the easier it is to move the crew around.
