In the master-planned villages, Woodbridge, Northwood, Quail Hill, and Orchard Hills, we handle move-up and single-family homeowners, where HOA move guidelines and gated or guard-gated entries set part of the schedule. Across Oak Creek, Westpark, and the Spectrum, we get a steady stream of apartment and condominium residents in large controlled-access complexes with leasing-office check-in and reserved elevator or loading requirements.     Irvine isn't one kind of terrain. The south and east sides climb into the San Joaquin Hills and the Loma Ridge, where villages like Turtle Rock, Quail Hill, and Orchard Hills sit on steep grades with winding, canyon-adjacent streets, long private driveways, and tight cul-de-sac turnarounds.
