Permits and street rules

Where it gets tighter is a narrow interior lane, a gated community with guest-parking limits, or a shopping-center frontage along Crown Valley or Marguerite Parkway. The original Deane Homes tracts north of La Paz are late-1960s and early-1970s single-story ranch and tract homes, while the later phases south of Oso Parkway and around the lake bring larger two-story move-up homes on hillside lots. The city incorporated in 1988 and has no traditional historic district, so there's no owner-consent preservation paperwork to work around; the heritage here is the master-plan vocabulary itself, the Spanish street names, greenbelts, and the private recreation lake. What shapes the carry is the tract geometry: curvilinear streets, deep cul-de-sacs, and multilevel floor plans with tight interior stairs. A wide sofa or sectional in one of the older single-story homes might clear the door on an angle, or it might mean pulling the door off its hinges or breaking down a bed frame first. Mattresses go flat since they won't fold, and a box spring usually rides through on the diagonal. On the way out we pad the stairs, lay floor runners, and wrap the furniture in moving blankets and bubble wrap. It helps to tell us the doorway and stairwell situation ahead of time.

Traffic in Mission Viejo keys off Interstate 5, the main regional route along the west and north edge, which loads heavily with commuters north toward Irvine and Santa Ana and south toward San Juan Capistrano. The La Paz Road and Crown Valley Parkway interchanges back up during peaks and around mall traffic near The Shops at Mission Viejo, and the SR-73 toll road offers a bypass to the northwest when the 405 side is jammed. Weekdays run quieter at the gated and 55+ communities, where gate and HOA coordination goes smoother midweek than on a packed weekend.
