Gate clearance, HOA windows, and permits

Calabasas has more gated communities than almost anywhere we work, and getting through the gate is the first thing we plan. Guard-staffed entrances at The Oaks, Mountain View Estates, and the Calabasas Park Estates streets around Calabasas Lake want a vendor manifest and advance clearance for the crew and the truck, sometimes a day ahead. Clearing us at the gate and setting any HOA move-in window is yours to arrange with the association or the guardhouse, not ours, but tell us the rules when you ask for your quote and we'll plan the crew start around the window you're given. Some HOAs also ask for a certificate of insurance before move day. A standard general-liability COI is included for commercial jobs, and if your association needs custom additional-insured wording, we quote that separately. Out on the public streets, the City of Calabasas Public Works Department, Maintenance Division, issues encroachment permits for the right-of-way, and you can reach them at 818-224-1600 to ask what applies to a moving truck on your block. Pulling and posting any permit is your job, but we'll tell you exactly where the truck needs to sit.

Private roads and steep driveways

Inside the gated communities, the interior roads are private, and a lot of the estate driveways run long, steep, or both. At The Oaks and Mountain View Estates, you get tight hillside turning radii that a 26-foot truck can't always swing, so our 18-foot box truck comes into its own here. It's the smallest truck we run, and we send it when the big one can't make the turn into a narrow gated drive or up a sloped approach. On a long or steep driveway we'll often park the truck where it sits level and safe, then move boxes and furniture down to it by hand cart rather than back a loaded truck down a grade. We don't run a shuttle service, and we don't promise to drive any particular grade. What we do is look at the approach with you first. We ask you to walk the driveway and the gate clearance ahead of time so you can confirm the truck fits and the big pieces will make it down. Tell us the driveway length, the slope, and any low branches or tight curves when you book, and we'll size the truck and the crew for it. A walkthrough before move day saves the guesswork on a hillside lot.

Hillside and canyon access

Most of Calabasas sits on Santa Monica Mountains hillside, so grade and canyon access shape move day more than parking does. Saratoga Hills runs winding streets with grade changes, narrow shoulders, and limited curb frontage, so a long truck usually stages on the nearest flatter cross street while the crew shuttles items up or down by hand cart. The canyon arterials, Las Virgenes and Malibu Canyon Road, Mulholland Highway, and Old Topanga Canyon Road, climb steep grades and wind through tight turns, and they sit in a high wildfire-hazard area that can see seasonal red-flag and storm closures. If your move runs over one of those roads, we keep an eye on closures and plan the route the day before. On a hillside lot we protect the floors with floor runners and wrap furniture in moving blankets and bubble wrap for the carry, since a long or sloped path gives more chances to bump a corner. Because we don't send anyone out to pre-measure, it helps to tell us up front how far the carry runs from where the truck can park to the door, plus any stairs or switchback paths, so the crew shows up ready for the grade instead of finding it on the day.

Larger custom and estate homes

A lot of Calabasas housing is large custom and semi-custom estate stock, the late-1990s and 2000s Mediterranean and Tuscan builds in The Oaks, the 1980s and 1990s customs in Mountain View Estates, and the ranch and traditional homes around Calabasas Lake. Big houses mean big inventories: oversized sectionals, armoires, dining sets that seat twelve, open two-story staircases, and the occasional upright or baby grand piano. On carry-out we pad the open staircases and any built-in millwork, lay floor runners across hardwood and stone, and wrap each large piece in moving blankets and bubble wrap. A wide sectional or an armoire sometimes needs a careful angle through a doorway, and now and then we take a door off the hinges or break down a bed frame to clear a tight turn. A mattress doesn't come apart, so we carry it flat, and a box spring walks through on the diagonal. If you've got a piano, fine art, antiques, a gun safe, or a home gym, flag it when you ask for the quote along with anything heavy or awkward, so we plan the crew size and the carry route around the bigger pieces instead of finding them on move day.

Best days and times

Calabasas traffic keys off US-101, the Ventura Freeway, which backs up hard on weekday mornings and evenings through Woodland Hills, Tarzana, and Encino, and again at the Calabasas grade where the freeway climbs toward the Conejo Valley. A mid-morning start, once the early crush clears, usually keeps the drive between your two locations short and the hourly clock honest. If your route touches Las Virgenes or Malibu Canyon Road, summer weekends are the worst of it, since that road funnels beach traffic between the 101 and Pacific Coast Highway. At the gated communities, weekdays are easier for gate clearance and HOA move-in windows than a packed Saturday, and midweek tends to free up the guardhouse and the association office. Office moves along Agoura Road usually load cleaner after hours or on a weekend, when the business-park lots and the loading docks aren't fighting weekday traffic. Moves here peak in summer, June through August, with the Las Virgenes school calendar and high-end home turnover, so those dates fill faster, and the best availability tends to land mid-week and mid-month.
