What we know about moving in Calabasas

    Who's moving here

Calabasas draws a few clear types of mover. A large share are estate homeowners in the guard-gated hillside communities, The Oaks, Mountain View Estates, and the streets around Calabasas Lake in Calabasas Park Estates, where gate clearance and the HOA window set the pace of the day. We also move plenty of move-up families in the hillside tracts like Saratoga Hills and the older Mulwood blocks near Calabasas High, where narrow streets and grade come into play. Corporate and small-office tenants relocate along the Agoura Road business corridor and in Old Town Calabasas, tied to local employers like Harbor Freight and the Cheesecake Factory headquarters. Then there are the downsizing households and the families who move on the Las Virgenes school calendar. We handle Calabasas as part of our Los Angeles moving services, working it out of North Hollywood the same as the rest of the west Valley. The patterns repeat. One week it is a family trading up between gated neighborhoods, the next an office shifting along Agoura Road, or a household heading west to Agoura Hills or Westlake Village on the 101.

How the streets shape a move

Calabasas streets vary block to block. The gated communities, The Oaks, Mountain View Estates, and Calabasas Park Estates, run on private interior roads with guarded entrances, long driveways, and tight hillside turns, so access begins at the gate and the grade rather than the curb. Saratoga Hills and the other hillside tracts wind uphill with grade changes, narrow shoulders, and thin curb frontage, which is why a long truck often stages on a flatter cross street. The older Mulwood and Park Moderne blocks carry mature trees, narrower streets, and compact lots, where on-street parking gets tight and the driveways are short. Along Calabasas Road in Old Town and around the Commons, the historic commercial frontage allows only limited, time-restricted curb loading, while the Agoura Road office parks run on loading docks and scheduled freight-elevator windows. Terrain here is hillside more than flat, so grade and gated access shape the day as much as parking does. We bring the truck that fits. Our 18-foot box truck is the smallest we run, and it is what we send when a 26-foot truck cannot make a gated hillside turn.

    Timing and access

Move day in Calabasas runs smoother when access is sorted ahead of time. At a guard-gated community like The Oaks or Mountain View Estates, the guardhouse wants a vendor manifest and advance clearance, and the HOA often sets a move-in window, so once you arrange that, we plan our arrival to fit it. On a hillside lot in Saratoga Hills, we work out where the truck stages on a flatter street and how far the carry runs. For an office along Agoura Road, building management schedules the loading dock and the freight-elevator slot, and we sequence the load to land inside it. US-101 sets the freeway rhythm, and it backs up through Woodland Hills and at the Calabasas grade during rush hour. Plenty of our Calabasas moves are a short hop on the 101, west to Agoura Hills and Westlake Village, or east to Woodland Hills and West Hills, so we time the legs around the peak to keep the drive between locations short. A mid-morning start, after the early crush, usually keeps the clock honest. We talk all of it through in the written quote, so there is no guessing on the day.

    Why Calabasas picks Adept

Licensed since 1998, with a rate that's plain to read and a crew that knows the gated hillside communities.

    5.0 with over 2,000 reviews

We hold a 5.0 on Google across more than 2,000 verified reviews, plus a 5.0 on Yelp. That record is what we point to first.

    From $99/hr, two movers

Our rate is $99 per hour for a two-mover crew, cash. Regular cargo insurance is included, the truck fee's separate, and there's no fuel surcharge.

    No hidden fees

What's in the written quote is what you pay. No surprise add-ons at the curb, and double drive time is advised on the quote up front.

    Licensed and insured

We're California-licensed, MTR0190206, with an A+ rating at the BBB. The paperwork's real, and we're happy to show it.

The right truck for the gate

Our 18-foot box truck is the smallest we run, made for gated hillside turns and long private drives. The 26-foot is our standard for bigger loads.

    Local since 1998

We've worked out of North Hollywood since 1998, about 17 to 20 miles east on the 101. These gated streets and hillside lots aren't new to us.

    What we move in Calabasas

    Local Moving in Calabasas

    Local Moving in Calabasas

House, condo, or estate, we handle Calabasas local moves from $99/hr for a two-mover crew, with regular cargo insurance included. We wrap furniture in moving blankets and bubble wrap, lay floor runners on your floors, and bring dollies and wardrobe cartons. If you have an upright or baby grand piano, a gun safe, fine art, antiques, or a home gym, tell us up front so we plan for it. Double drive time applies and is advised on the written quote.

    Commercial moves in Calabasas

    Commercial moves in Calabasas

We move offices and small businesses along the Agoura Road corridor and around Old Town Calabasas and the Commons, including professional, retail, and corporate-office tenants. That's desks, files, conference setups, and office equipment, worked at our hourly rate with a two-mover crew. For office parks that ask for a certificate of insurance, a standard general-liability COI is included for commercial jobs, and if you need custom additional-insured wording, we quote that separately. Loading docks and freight-elevator windows are common here, so you handle the building access and the reservation, and we coordinate the timing and sequence the load so your move lands in its slot.

    Packing and unpacking in Calabasas

    Packing and unpacking in Calabasas

If you want help boxing up, our crew packs and unpacks at the hourly rate, and disposable packing materials and supplies are billed separately, not folded into the $99. We bring moving blankets, bubble wrap, dollies, and wardrobe cartons. We can do a full pack or just the kitchen and the breakables while you handle the rest. Packing labor runs on the same hourly clock as the move, not a flat quote. Tell us how much you want done and we will give you a realistic read in the written quote, so the day does not run long on surprises.

What to know before you move in Calabasas

A few local details that keep move day smooth, from gate clearance to hillside driveways.

Gate clearance, HOA windows, and permits

Gate clearance, HOA windows, and permits

Calabasas has more gated communities than almost anywhere we work, and getting through the gate is the first thing we plan. Guard-staffed entrances at The Oaks, Mountain View Estates, and the Calabasas Park Estates streets around Calabasas Lake want a vendor manifest and advance clearance for the crew and the truck, sometimes a day ahead. Clearing us at the gate and setting any HOA move-in window is yours to arrange with the association or the guardhouse, not ours, but tell us the rules when you ask for your quote and we'll plan the crew start around the window you're given. Some HOAs also ask for a certificate of insurance before move day. A standard general-liability COI is included for commercial jobs, and if your association needs custom additional-insured wording, we quote that separately. Out on the public streets, the City of Calabasas Public Works Department, Maintenance Division, issues encroachment permits for the right-of-way, and you can reach them at 818-224-1600 to ask what applies to a moving truck on your block. Pulling and posting any permit is your job, but we'll tell you exactly where the truck needs to sit.

    Private roads and steep driveways

    Private roads and steep driveways

Inside the gated communities, the interior roads are private, and a lot of the estate driveways run long, steep, or both. At The Oaks and Mountain View Estates, you get tight hillside turning radii that a 26-foot truck can't always swing, so our 18-foot box truck comes into its own here. It's the smallest truck we run, and we send it when the big one can't make the turn into a narrow gated drive or up a sloped approach. On a long or steep driveway we'll often park the truck where it sits level and safe, then move boxes and furniture down to it by hand cart rather than back a loaded truck down a grade. We don't run a shuttle service, and we don't promise to drive any particular grade. What we do is look at the approach with you first. We ask you to walk the driveway and the gate clearance ahead of time so you can confirm the truck fits and the big pieces will make it down. Tell us the driveway length, the slope, and any low branches or tight curves when you book, and we'll size the truck and the crew for it. A walkthrough before move day saves the guesswork on a hillside lot.

    Hillside and canyon access

    Hillside and canyon access

Most of Calabasas sits on Santa Monica Mountains hillside, so grade and canyon access shape move day more than parking does. Saratoga Hills runs winding streets with grade changes, narrow shoulders, and limited curb frontage, so a long truck usually stages on the nearest flatter cross street while the crew shuttles items up or down by hand cart. The canyon arterials, Las Virgenes and Malibu Canyon Road, Mulholland Highway, and Old Topanga Canyon Road, climb steep grades and wind through tight turns, and they sit in a high wildfire-hazard area that can see seasonal red-flag and storm closures. If your move runs over one of those roads, we keep an eye on closures and plan the route the day before. On a hillside lot we protect the floors with floor runners and wrap furniture in moving blankets and bubble wrap for the carry, since a long or sloped path gives more chances to bump a corner. Because we don't send anyone out to pre-measure, it helps to tell us up front how far the carry runs from where the truck can park to the door, plus any stairs or switchback paths, so the crew shows up ready for the grade instead of finding it on the day.

    Larger custom and estate homes

    Larger custom and estate homes

A lot of Calabasas housing is large custom and semi-custom estate stock, the late-1990s and 2000s Mediterranean and Tuscan builds in The Oaks, the 1980s and 1990s customs in Mountain View Estates, and the ranch and traditional homes around Calabasas Lake. Big houses mean big inventories: oversized sectionals, armoires, dining sets that seat twelve, open two-story staircases, and the occasional upright or baby grand piano. On carry-out we pad the open staircases and any built-in millwork, lay floor runners across hardwood and stone, and wrap each large piece in moving blankets and bubble wrap. A wide sectional or an armoire sometimes needs a careful angle through a doorway, and now and then we take a door off the hinges or break down a bed frame to clear a tight turn. A mattress doesn't come apart, so we carry it flat, and a box spring walks through on the diagonal. If you've got a piano, fine art, antiques, a gun safe, or a home gym, flag it when you ask for the quote along with anything heavy or awkward, so we plan the crew size and the carry route around the bigger pieces instead of finding them on move day.

    Best days and times

    Best days and times

Calabasas traffic keys off US-101, the Ventura Freeway, which backs up hard on weekday mornings and evenings through Woodland Hills, Tarzana, and Encino, and again at the Calabasas grade where the freeway climbs toward the Conejo Valley. A mid-morning start, once the early crush clears, usually keeps the drive between your two locations short and the hourly clock honest. If your route touches Las Virgenes or Malibu Canyon Road, summer weekends are the worst of it, since that road funnels beach traffic between the 101 and Pacific Coast Highway. At the gated communities, weekdays are easier for gate clearance and HOA move-in windows than a packed Saturday, and midweek tends to free up the guardhouse and the association office. Office moves along Agoura Road usually load cleaner after hours or on a weekend, when the business-park lots and the loading docks aren't fighting weekday traffic. Moves here peak in summer, June through August, with the Las Virgenes school calendar and high-end home turnover, so those dates fill faster, and the best availability tends to land mid-week and mid-month. Fall brings wildfire season, when canyon roads can face closure risk, so we'll talk routing through when we put your written quote together.

Max & Alex are the best movers. They showed up exactly on time and brought any supplies that you may need. They took a lot of care with all my belongings and were super helpful packing up boxes. They took apart my king bed and reassembled it perfectly. They even fixed a loose bolt leaving the bed in better condition than when they arrived. Not a scratch or a ding on anything!...

Not gonna lie after all the quotes I got I was a little skeptical with how affordable their rate was (but I was desperate to save some money haha). But they were amazing! Vladimir and Alik were my 2 men and they handled everything carefully and delicately and like they’ve been doing it forever. They’ve got it down to a science. Nothing damaged or scratched or scuffed or anything and very helpful and communicative. Will def be using them if I ever need to move here again.

After our first movers could not finish the job, I contacted Adept and they fit us in at a very busy time. Our two movers were hardworking and funny and really took care of our belongings. Their rate was much less than our first movers, who did not take great care of our things. I highly recommend Adept Movers.

The Oaks of Calabasas estate, 91302

We handled a whole-home move out of a large estate inside The Oaks of Calabasas, a 24-hour guard-gated community in 91302. We pre-cleared the gate with a vendor manifest the day before, since the guardhouse needs the crew and the truck on its list. The driveway ran long and sloped, so we parked the truck where it sat level and moved the load down by hand cart. During carry-out, the crew padded an open staircase and wrapped oversized furniture in moving blankets and bubble wrap. The new place was a short drive away. We ran a two-mover crew, hourly, with regular cargo insurance included.

    Saratoga Hills home, 91302

A move out of a 1970s-era hillside home in Saratoga Hills, 91302, on a winding street with limited curb frontage. The grade and the narrow shoulder meant a 26-foot truck couldn't sit out front, so we staged on a flatter cross street nearby and the crew shuttled items up the grade by hand cart. We laid floor runners through the entry, padded the stair turn, and wrapped the dressers and the bed frame in moving blankets and bubble wrap. Access was straightforward once the staging spot was set. We ran a three-mover crew, hourly, with cargo insurance included.

    Saratoga Hills, 91302

    Agoura Road office suite, 91301

A small corporate office relocating within an Agoura Road business park, 91301, needed its suite shifted to a nearby building. Management scheduled a loading-dock and freight-elevator window, so we coordinated our arrival to it and sequenced the packed workstation and file loads to fit the assigned slot. We moved desks, file cabinets, and the office equipment, all at our hourly rate with a two-mover crew. The new building asked for a certificate of insurance, and the standard general-liability COI we include for commercial jobs covered it. The two suites sat close together, a short drive between them, and the office was back up and running without losing much of the workday.

    Calabasas-specific questions

Our rate starts at $99/hr for a two-mover crew, paid in cash, with regular cargo insurance included. The truck fee is separate, and there's no fuel surcharge or hidden fees. Double drive time applies and is advised on the written quote before move day. We put the whole estimate in writing so you know what to expect.

We don't currently offer same-day moves. A good move takes planning, the right truck for your block, and a crew scheduled ahead, and we'd rather set it up properly than rush it. Reach out as early as you can and we'll get you a written quote and a date that works. A few days' notice also gives the gated communities time to clear our crew and truck at the guardhouse.

Inside the gated communities like The Oaks or Mountain View Estates, you'll arrange gate clearance and any HOA move-in window with your association ahead of time, and we plan our arrival to fit it. Out on public streets, the City of Calabasas Public Works Department handles encroachment permits for the right-of-way, and you can reach them at 818-224-1600 to ask what applies. Pulling and posting any permit is your job, but we'll tell you where we need the truck.

It depends on your load and your access. Our 26-foot truck is the standard for bigger moves. Our 18-foot box truck is the smallest we run, and it's the one we send for the tight hillside turns and long gated driveways in The Oaks, Mountain View Estates, and Saratoga Hills, where a 26-foot truck can't make the turn. Yes. Our crew packs and unpacks at the hourly rate, and disposable packing materials and supplies are billed separately, not included in the $99. We bring boxes, packing paper, bubble wrap, and wardrobe cartons. We also handle specialty pieces like upright and baby grand pianos, gun safes, fine art, antiques, and home gyms, so let us know up front and we'll plan the crew and equipment around them.

Yes. We're licensed by the California Bureau of Household Goods and Services, license number MTR0190206, and BBB-accredited with an A+ rating. Regular cargo insurance is included on every move at no extra charge. For commercial moves, a standard COI with general liability is included; custom additional-insured wording is quoted separately.

A clean 5.0 on Google across more than 2,000 reviews comes down to a few habits: a clear written quote before you book, uniformed and background-checked crews, regular cargo insurance on every job, and no pressure afterward. Plenty of movers chase volume. We'd rather earn the next job by referral, and the reviews are what come out of that.

For a mid-week, mid-month date, a week's notice is usually plenty. Weekends, the end of the month, and the summer stretch from June through August fill up faster, so give it two to three weeks if you can. We don't currently offer same-day moves, so it's worth getting on the calendar early either way.

Life happens. Reach out as early as you can and we'll work with you to find the next open slot that fits. The sooner you let us know, the easier it is to move the crew around.
