Guard gates, HOA coordination, and permits

Most of Bradbury's estate housing sits behind guard gates. Bradbury Estates and the gated community off Woodlyn Lane both run private interior roads with a staffed entrance, so the first task on any move here is clearing the crew and the truck at the gate. The guard or the homeowners association usually wants the names, the vehicle, and the time window logged ahead. Setting up that clearance is your job, not ours. Once it's arranged, we time our arrival to the window so the truck isn't idling at the entrance while the clock runs. Streets inside the gates are private, so a city permit usually doesn't apply there. Out on the public foothill streets, work in the right-of-way runs through the City of Bradbury. You can reach City Hall at 626-358-3218 to ask what applies to a moving truck, and the city handles encroachment permits through its contract City Engineer at 909-594-9702. If a truck has to stage at the curb, confirm with the city whether that needs its own permit or falls under the general encroachment permit. Private roads and long driveways

What shapes a Bradbury move more than anything is the approach to the house. The gated lots off Woodlyn Lane run a 2-acre minimum with the same kind of set-back, private-road access. Hillside grade and equestrian lots

Bradbury is real foothill terrain, sitting around 676 feet at the base of the San Gabriel Mountains, and many of the lots carry hillside grade. Across Bradbury Estates and Woodlyn Lane the parcels are large and sloped, and a good number are zoned for horse-keeping, so the ground between a barn, a tack room, and the main house is often uneven. The housing here is detached single-family estates and foothill homes, many of them large custom builds dating from the mid-20th century onward, with ongoing rebuilds on the bigger lots. The size of these homes brings its own challenges. Oversized sectionals, long dining tables, heavy custom cabinetry, baby grand pianos, gym equipment, and similar pieces take a careful angle through a wide doorway or down a staircase. Sometimes we take a door off the hinges or break down a bed frame to get a piece clear, and we pad the staircases and built-in millwork on the way out. Furniture gets wrapped in moving blankets and bubble wrap to protect the trim and the corners, and antiques are wrapped individually. A mattress isn't something we take apart, though a box spring we'll angle through on its side. Traffic in and out of Bradbury keys off the I-210 Foothill Freeway, reached off Mount Olive Drive at the south end of the city.
