    A Local's Guide to Moving in North Hollywood

    Who lives in North Hollywood, and who's moving

    North Hollywood covers an area of about 5.87 square miles on a flat valley floor. The Academy of Television Arts and Sciences is located in NoHo and the Arts District operates small Equity Waiver theaters. Acting classes and recording studios are located in the side streets. The studios are right around the corner: people who live in North Hollywood drive to work in Burbank and Universal City.

    One fact defines the moving market. The volume work is apartment-to-apartment, within NoHo or one neighborhood over, since about 7 out of 10 households are rented here. There's also a steady industry trickle here for the studio commute, as NoHo is the lower-rent end of that commute. 91605 and 91606 are mostly renters: about two out of three households. Small commercial tenants relocate, too: recording studios, galleries, small offices and businesses adjacent to theaters move within the Arts District and along Lankershim. NoHo jobs are performed by the same crews we use for our other Los Angeles moving jobs and the same hourly formula as we use for all of our moving services, except here, our crews are already home.

    North Hollywood districts explained

    The old downtown core around Lankershim and Magnolia (91601) was the commercial hub of the town of Lankershim and until the mid-1950s was the largest concentration of retail and banks in the area, three full-line department stores included. Most of that stock was built before 1940. Mid-century buildings have been converted to older walk-ups and storefronts, and most have no freight access. If you need to move large furniture without an elevator, inform us in advance. That way we will plan the team size accordingly. The old Laurel Plaza mall site has been converted into a mixed-use development with podium construction over structured parking, and the live question is if a 26-foot truck fits. After collecting the information that clients provide, we can choose an 18-foot truck, the smallest in our fleet, if there is no space for a standard 26-foot.

    The NoHo Arts District (91601) is an informal area (not a legal boundary) that is approximately Hatteras Street to Camarillo and Tujunga to Cahuenga. It's a product of the local chamber of commerce and the city's Cultural Affairs department and includes El Portal Theatre, built in 1926 as a 1,400-seat vaudeville house, the Lankershim Arts Center and several small stages. We recommend our customers to check if street parking is available and if you need a parking permit, apply for it in advance.

    The blocks around the Metro station (91601) and NoHo Commons are mid-rise, transit-oriented properties. Since there are shared loading areas and building-managed elevator access, we ask our clients to handle elevator and loading zone bookings. We will plan our arrival to accommodate the window that you get.

    The residential core around Bakman and Fair was developed in the late 1920s and 30s when Lankershim became North Hollywood and marketed lots to people all over the country. Here older doorways are narrower than today's 36-inch standard, garages are frequently at the back of the lot and are loaded by the alley, and driveways are narrow. We recommend taking time and measuring your doorways. If they are tight, tell us. We take apart sofas, bed frames, and tables at the pickup and reassemble them at the drop-off.

    When people move in North Hollywood

    When most of the neighborhood is renters, moving season is linked to lease renewal, with the school calendar taking second place. The true peak is when rent leases end. At the end of the month our weekend slots fill up first. There is a seasonal difference, with summer being busier than winter. The LAUSD calendar is another factor that drives families, so there is a slight increase in families moving in late July and early August.     Three local variables affect the total. First, a parking access: permit might be needed, so we recommend checking with the city. A reserved window is worth having on a metered Arts District curb, in a resident-only zone, around a street-sweeping window, or on a block that's always full near the Metro station. You set it up with LADOT, and we set up the arrival. Second, sometimes a certificate of insurance is required and sometimes a building-managed elevator window is required for mid-rise and podium buildings. Reserve the elevator, and the crew works to that slot. Thirdly, narrow driveways, standalone rear garages, alley loading require different staging for a job, so report dimensions beforehand.

    Start with the definition of a permit, because most people don't have this right. A moving-truck permit does not allow the truck to park; it is legal to park at an open curb in the first place. When a permit is obtained, the spot is reserved before the arrival of your truck, and enforcement can ticket or tow anybody else who pulls onto the curb.

    That's the difference that makes some North Hollywood moves go without a permit. If there is space, an unrestricted legal curb is all that's needed. If there is a building with a loading dock or loading zone, it often means that the street parking permit is no longer needed. Keep in mind that the building might have its own booking rules.

    If the curb is not to be relied on, then a permit becomes valuable. That covers Preferential Parking District areas, identified by resident-only signs, time-limit streets or street-sweeping windows that fall on your move day. At 8:00 am there are lots of blocks filled to the curb around the Metro station.

    Signs are posted in advance and permits are issued via LADOT ahead of move day for LA streets. You obtain the permit and lock the window. We adjust the time of the truck to it.

    North Hollywood has the mid-rise, transit-oriented stock that has grown up around the Metro station since 2000, and the podium buildings at NoHo West, and there's a procedure to follow when it comes to moving day.

    It comes down to the rules set by property management. Most buildings that are managed expect a certificate of insurance prior to a moving crew entering through the door. We provide a standard COI for our commercial clients. If you need a custom additional-insured wording, it is quoted separately. Ask your building's manager early in the process what should be included in the certificate.

    You reserve the freight or shared elevator access with your building for a set period of time. We need to be ready in the window, with the crew and the truck, and load in the window rather than around it.

    There are some situations when our standard 26-foot truck might not fit, such as tight turns, narrow streets. In those cases we send our smallest 18-foot truck.

    Inside, we protect the floor with runners and furniture with moving blankets, which are placed and rolled as the crew works.

    For the most part, the Arts District offers metered parking and short time limits. Its boundaries are not legal ones; it runs to Hatteras on the north, Tujunga on the west and Camarillo on the south, but all of its meters are real. Add Preferential Parking District areas and street-sweeping windows on neighboring residential streets.

    Density explains it. The neighborhood surrounding the Metro station has a much higher level of cars per curb, and most households rent. Open space in front of an Arts District walk-up on a weekday morning is lucky, and luck is not a good strategy for a 26-foot truck.

    If the move starts or ends in the metered zone or on a resident-only block, arrange the window with LADOT, and the truck will be set in the window.

    Bakman and Fair streets grew up in the late 1920s, when the town of Lankershim took on the name of North Hollywood, borrowing the glamour from over the hill. Remaining are bungalows, bungalow courts, Mission Revival and Spanish Colonial Revival homes.

    Speaking of documentation: North Hollywood has individual city landmarks like El Portal Theatre, but not a Historic Preservation Overlay Zone. A landmark is a single building notable enough to be listed.

    Original doorways are narrower than the current 36-inch standard, so a sofa or refrigerator exits the house differently than it would in a newer build. The carry path may go through a side yard, as driveways are small and garages are commonly found at the rear of lots, accessed from the alley. Staging and crew size depend on dimensions and access restrictions provided before the move date.

    The traffic in North Hollywood is commuter traffic. The Metro B Line subway ends here and the G Line busway starts across the street. The 170 meets the 101 just south of here. The blocks around the Arts District fill up with the commuter crowd and are packed on mornings and late afternoons. If a crew starts after the morning push, or routes around the interchange, traffic doesn't cost you as much of your hour.

    But the calendar is more important than the clock. The busiest time of the month is NoHo's month end: the last and first weekends of the month are the first to book out, and mid-week and the middle of the month are the least busy. There's a smaller late-summer bump in the LAUSD calendar, leading up to the first day of school in August. If the lease allows some flexibility, a Tuesday in the middle of the month will give you the most options on arrival times.

    Kraft Avenue Pickup

    When we arrived, we legally parked our 18-foot truck at the curb right in front of the client's house.

    The client had informed us previously that he wanted to move a large TV with an Xbox, a TV stand, a bed frame with a mattress, some kitchen furniture like a mini fridge, a dresser and some other furniture pieces along with about 15 boxes and a few wardrobe cartons. Before the move started, we laid down floor runners to protect the flooring.

    Ruslan started working in the kitchen: his task was to take apart the dining table. Before any furniture left the house, we wrapped it in moving blankets to ensure that the pieces would travel safely. I took care of the bedroom. There I had to unscrew the bed frame and load it along with the dresser, the rug, the nightstand, and the floor lamp. Ruslan took the client's clothes and packed them directly into our wardrobe cartons. Then he loaded them into the truck, along with the minifridge and bar stools. The client had pre-packed his large TV and Xbox, so we brought those into the truck and then loaded the TV stand. Using our hand trucks we carried the desk, gaming chair, coffee table and the full-length mirror. Ruslan stood the mattress on its side inside along the truck's wall. Lastly, we stacked boxes in the truck and secured all the furniture pieces to prevent shifting during transportation.

    Lankershim Boulevard Drop-off

    After a short ride we saw that the alley behind the building on Lankershim Boulevard was wide enough for us to park our truck. We lowered the liftgate and started unloading the truck: Ruslan wheeled the furniture using a hand truck and I operated the elevator. Maneuvering the TV stand and the desk through the apartment door was a little challenging, but we carried them in after turning them a few times. The client instructed me to reassemble the bed frame and bring the other bedroom furniture into one of the rooms. Ruslan helped me with that. Then we transferred the mini fridge, and 2 bar stools in the new kitchen. After that Ruslan reassembled the dining table. The desk with the gaming chair, the rug, the coffee table, the TV with the TV stand and some other furniture went to the living room. Lastly, we sorted the boxes between rooms as the client instructed us.

    An Apartment-To-House move from Morrison Street to Farmdale Avenue in North Hollywood

    Recently we helped a family move to a larger property from Morrison Street to Farmdale Avenue. Both streets are residential, but they are lined with different housing. Morrison Street is a collector street that has a mix of multi-family apartment buildings. Farmdale Avenue passes through quieter areas and has more detached family homes.

    We got an email from this family about two weeks before the move. They warned us that the apartment on Morrison Street did not have an elevator and they had some heavy furniture like dressers and a sectional sofa that had to be carried downstairs. The family assured us that we could park at the curb in front of the apartment building for the pickup and then in their driveway at the destination. Because of the stairs this move needed three movers, so I took Kazbek and Alexey with me.

    Loading on Morrison Street

    On a sunny August morning we arrived at Morrison Street and parked our 18-foot truck at a curb in front of the apartment building. The first thing we did after entering the apartment was to lay down floor runners to protect the flooring. Then Kazbek unscrewed two bed frames while we took apart the large L-shaped sectional sofa. Before we carried out any furniture it was wrapped in moving blankets to protect the surfaces. Kazbek and I transported the sectional first. It was a bit challenging to fit through tight turns and carry it downstairs, but after turning the pieces a few times, we managed to load it. In the meantime Alexey transferred the clothes from closets into wardrobe cartons and took them down along with the boxes that the family packed before we arrived. The family had packed the TV before we arrived, so we secured it by the truck's wall to prevent shifting. Then Alexey and I carried everything from the bedrooms, including the dressers, bookshelf, TV stand, bed frames and mattresses. While we were doing that, Kazbek unscrewed legs from the dining table. After that we came back upstairs to take down the coffee table, rug, desk with an office chair, three chairs and the dining table. Lastly, we loaded the bike.

    Farmdale Avenue Delivery

    We conveniently parked in the driveway right next to the front door. The family welcomed us in their new home and showed us around. Kazbek brought the dining table and chairs into the new kitchen, where he reassembled the table. Alexey and I took care of the heavier furniture like dressers, bed frames, bookshelf and the sectional. Kazbek reassembled the bedframes and we placed mattresses on top. We placed the TV, TV stand, rug, coffee table and the desk with an office chair in the living room. The bike now was placed in the garage.

    After the move the family pointed out the crew's work pace. They were worried about the heavy pieces and narrow doorframes, but we made sure to protect the furniture. During the final walkthrough the family told us that everything was where they wanted it.

    In September we handled a residential move from Willowcrest Avenue to a single-family home on Ben Avenue in North Hollywood. The client called us about 10 days before the move and requested packing services. She explained that we had to carry the furniture from the second floor, since there was no elevator in the building.

    Willowcrest Avenue is a primarily residential street. It is tree-lined with a mix of detached houses and smaller multi-family buildings. Ben Avenue is also a quiet street that has a lot of single-family properties with private driveways and front yards. The apartment building on Willowcrest Avenue did not have a driveway, so the customer confirmed that we could legally park at the curb.

    She also informed us about low-hanging tree branches above the curb in front of the pickup location. We found out that the client needed us to make a short detour and drop off two boxes at her relative’s home on Evergreen Street.     Willowcrest Avenue Pickup

    When we arrived at Willowcrest Avenue, we were able to park our truck in front of the apartment building. We had our disposable packing materials with us: bubble wrap, packing paper, tape, stretch wrap, and boxes. These materials are billed separately from our regular hourly rate. Apart from that, we took our standard moving blankets, floor runners and wardrobe cartons that we use every move. To protect wooden flooring we laid down floor runners. I unscrewed the queen bed frame and packed the clients clothes into the wardrobe cartons directly from the closet. In the meantime Ivan packed smaller belongings like books and fragile glass into boxes and taped them shut. After that we carried the bed frame and the mattress down the stairs and into our truck. Then I packed the framed mirror and glass TV stand with bubble wrap. Ivan packed the TV into its original box. We secured them in the truck to prevent any damage or shifting. Ivan took apart the dining table and we transferred the four chairs, desk, bookshelf, nightstands and wooden dresser down. The only challenging part was the fridge. We had to tilt it slightly a few times to fit through the narrow doors.

    Evergreen Street and Ben Avenue Drop-off

    We stopped at Evergreen Street to give the boxes to the client’s relative, who was already waiting for us there and set off for our final destination.

    On Ben Avenue we parked the truck in the private driveway. We carried the dining table, chairs, fridge and fragile boxes into the kitchen, where Ivan reassembled the table. Using our hand truck I brought the wardrobe cartons and nightstands into the bedroom. Then together with Ivan we moved the queen bed frame, mattress, wooden dresser and bookshelf there. I reassembled the bed and put the mattress on top. The framed mirror, the TV and the glass TV stand went to the living room, as the client instructed us.

    After the move, the client mentioned that she was worried about the TV, but we delivered it securely.

    Short answer: it depends. Sometimes the truck simply stops at an open legal curb. You might need a parking permit, so check with the city. A permit ensures that you will have the space, and can be extremely useful on a block that has metered parking, posted resident-only signs, a street-sweeping window, or on a block that is always full, such as near the Metro station. LADOT issues the permit; you lock in your window and we time the truck to it.

    Yes. We have general liability coverage and can provide a certificate of insurance to your building if requested, sent to property management. A standard COI is provided for all commercial moves and if you need custom additional-insured wording, it is quoted separately. Please consult with your manager beforehand on what it needs to contain and let us know early, to avoid the crew waiting in the lobby.

    Yes. The elevator is booked via building management and we arrange the crew's time to this window. Our standard truck is 26-foot, but if it does not fit, we send our smallest 18-foot one. Tell us about the garage when you book, and we will choose the correct truck for you.

    Many of those houses load from a detached rear garage along an alley, and their original doorways are smaller than the 36-inch standard of today. Before move day, let us know your dimensions and any access limitations to allow the carry path and crew size to be planned.

    Mid-week and mid-month. The North Hollywood market is a renter's market, and month-end lease turnover fills the calendar first, with the last and first weekends of the month going earliest. There's a little bit of a late-summer bump in the LAUSD calendar. Should you be flexible with your dates, a mid-month Tuesday provides the greatest range of arrival times.

    General questions

    For a mid-week, mid-month date, a week's notice is usually plenty. Weekends, the end of the month, and the summer stretch from June through August fill up faster, so give it two to three weeks if you can. We don't currently offer same-day moves, so it's worth getting on the calendar early either way.
