    Who Lives in Sherman Oaks, and Who's Moving There

    So who lives in Sherman Oaks, and who's moving there? Somewhere north of 60,000 people across about nine square miles of the southern Valley, wrapped around the point where the 101 meets the 405. Not a city in its own right, technically: this is a neighborhood of Los Angeles, and people here will tell you which side of Ventura they live on before they tell you the zip.

    Work here leans one direction. Entertainment management, talent and tax firms, production and post houses that want a Valley address instead of a Westside one, and the difference in office rent is the whole reason. Medical and professional practices fill in a good stretch of Ventura Boulevard. My Gym Children's Fitness Center runs its headquarters out of here. Retail sits at the two anchors, the Galleria at Ventura and Sepulveda, and Fashion Square over on Riverside Drive.

    The moves follow the work. A post-production supervisor comes over the hill from Hollywood or the Westside for the freeway access. A family trades a hillside condo for a flat lot north of Ventura, usually chasing the yard and the school. Couples buy south of Ventura for the view. Or they sell the Longridge house and take a condo near the Boulevard instead. And renters cycle through the buildings around Ventura and Sepulveda, plenty of them landing one neighborhood over in Studio City or Encino.

    Sherman Oaks Neighborhoods Explained

    Ventura Boulevard splits Sherman Oaks in half, and which side you're on decides most of what matters on move day. Flat to the north, hills to the south. Start with the flat side.

    The Flats north of Ventura (91401 and 91411). This is Mellenthin country. William Mellenthin built birdhouse ranch homes across the Valley from the 1930s into the 1960s, and you can pick one out from the street by the little cupola over the garage and the diamond-pane windows. Lots run around 6,750 square feet, driveways are short, and truck access is about as easy as it gets in this part of LA. Inside is where it tightens up. Original interior doorways from that era run 30 to 32 inches against the modern 36.

    Chandler Estates (91401). Flat as well, tree-lined, 1950s ranch houses with newer custom builds dropped in between them. The neighborhood was annexed into Sherman Oaks in 1991, which is why older maps put it somewhere else entirely. Standard street access, and the same narrow original doorways in whatever hasn't been redone.

    Magnolia Woods (91401). North of Ventura, west of Van Nuys Boulevard, updated postwar houses with some new construction mixed in. Street parking gets tight toward the commercial edge on Van Nuys. Closer you sit to that corner, the more the curb matters.

    Now south of Ventura.

    Longridge Estates (91403). Large lots, private drives, mid-century modern and contemporary estates, a good number of them well over 3,000 square feet. The streets wind. A few of those approaches won't take a 26-foot truck, and we bring the 18-foot box truck to those addresses.

    Royal Woods (91403). Southeastern edge, sloped lots, winding roads. Carry distance, that's the thing here. Wherever the truck can sit to the actual front door runs longer than an ordinary residential job, and on a sloped lot you feel it every trip.

    The canyon grid off Coldwater Canyon and Beverly Glen (91403 and 91423). Kester Ridge, Deervale, the cul-de-sacs climbing toward Mulholland. Grades, switchbacks, and canyon streets where parked cars leave you a lane and a half. Street name matters more than the zip up here, so give us both.

    Condo and apartment blocks near Ventura and Sepulveda (91411 and 91403). Mid-rise buildings, mostly 1960s and 1970s. Newer ones keep filling in between them, and just about every one of them runs on a freight elevator and a move-in window that the tenant books with building management. Dickens Street and Cedros Avenue is where the buildings that want a COI tend to cluster.

    When People Move into Sherman Oaks

    Summer, mostly. LAUSD lets out in early June and starts back on August 12 this year, and that whole stretch is when families move between school years across the Valley. Book early if that's your window.

    January and February bring a second, smaller push. Lease turnover in the condo buildings, plus relocations timed to standard corporate start dates. Nothing like June, but the calendar does tighten.

    October into early December is the easy run. March too. Mid-week, mid-month, and the scheduling conversation gets a lot shorter.

    People who've moved out of Burbank or Glendale come here and go looking for a local city hall. There isn't one. Sherman Oaks isn't its own city, so the temporary no-parking permit runs through Los Angeles and comes from LADOT. The phone line only takes calls in the morning, roughly 8 to 12:30 on weekdays, and that's the part that catches people. Five working days out is the minimum, five to ten business days the realistic version, and the signs go up on the block somewhere between 24 and 72 hours before the move.

    Preferential parking districts cover a number of residential streets here, and parts of the hillside carry oversize vehicle restrictions on top of that. The oversize rules, those run overnight, 2 AM to 6 AM, so a daytime move rarely collides with them. Read what's posted on your own block anyway.

    One nobody warns you about: film crews. Productions post their own temporary no-parking signs, and a shoot on your street can take the exact curb you were counting on. Worth a look at the poles a couple of days out.

    We don't pull the permit, pay for it, or post signs. That part stays with you. Whatever window comes back, we schedule the truck inside it.

    The Galleria is the one that catches people out. It sits at Ventura and Sepulveda, and what everyone calls the Galleria is really four separate office buildings sharing a name and a parking structure: the 16-story Comerica Bank tower, plus the Garden, Courtyard and Atrium buildings. Give us the building, not just the street address. That structure has several entry points, and picking the wrong one costs you a lap around the block with a loaded truck.

    We show up inside the slot you booked, and the earlier that window exists, the better the day runs. Booking it is yours. The access itself, the freight elevator, the loading window: property management hands all three out, and calling the building isn't something we do for you.

    COI: buildings along this corridor generally want a Certificate of Insurance on file. Standard COI with general liability coverage is prepared for every commercial move, with nothing added to the bill for it. Naming the building owner or the property manager as an additional insured party is a different animal. That's custom language, and it gets quoted separately.

    Not every loading area on this stretch takes a full 26-foot truck. Plenty of these jobs end up working off the street instead, which is exactly when the LADOT window earns its keep. Floor runners get laid in an office corridor the same as on a hallway floor at home.

    Two roads do most of the climbing here, Coldwater Canyon Avenue and Beverly Glen Boulevard, both winding their way up to Mulholland. Everything hanging off them is a different job than the flats.

    Longridge, Royal Woods, Kester Ridge, Deervale, and the cul-de-sacs tucked into the canyons. Plenty of those approaches defeat a 26-foot truck outright. So the 18-footer goes out instead, smaller of our two trucks, and it gets in where the big one stops. Two loads rather than one on a large house up there, and we'd sooner tell you that at quote stage than at four in the afternoon.

    Driveways up here run private and long, and the truck parks where the street lets it. Sometimes that's a fair distance from the door, and every trip costs you on a graded lot. Walk the route yourself a week out, from wherever a truck could realistically sit all the way to the front door. A tight corner, a low gate, a step nobody thought about. Better found then than on the day.

    The other hillside thing is fire season. Red flag parking restrictions kick in on narrow hillside streets when the winds come up, clearing the curb for engines, and they can change where a truck is allowed to sit that day. Not something to plan around months out. Just check the week of, if you're moving in the fall.

    No historic district here. No preservation overlay to work around either. What the oldest stock gives you is architectural character rather than protected status, and most of it is Mellenthin.

    The birdhouse cupola and the diamond-pane windows give them away from the street, and a brick fireplace is usually waiting inside. Good-looking houses. Narrow doorways.

    Which is the practical issue on nearly every move in the Flats. Original interior openings run 30 to 32 inches where modern construction gives you 36, so an oversized sectional usually comes apart at the frame to clear one. Measure the narrowest doorway between wherever the piece sits now and the front door, and send that number with the quote request. The crew arrives already knowing what's coming apart.

    Original hardwood turns up in plenty of these houses, so floor runners get rolled out along the carry path. Short driveway apron on most of them, which puts the crew working off the curb more often than off the drive. On a block with cars lining both curbs, better to know that beforehand.

    The 101 and the 405 cross here, and that interchange is one of the busiest in the country. It sets the clock for the whole neighborhood.

    Start loading after 9:30 in the morning and the worst of the commute has cleared out. Have the heavy work done before the afternoon build-up, which starts earlier here than people expect. Ventura Boulevard is slow most of the day in its own right, worst near the Galleria and around Fashion Square, and slow in a way that never quite resolves into a rush hour.

    Going over the hill is its own calculation. Coldwater Canyon, Beverly Glen and the Sepulveda Pass are the ways south toward Bel Air and Beverly Hills, all of them two lanes of patience by mid-afternoon. Morning is the better call on those runs.

    Mid-week, mid-month books easiest, same as everywhere else we work. Aim for a Friday or the tail end of the month and you're up against everyone else in the Valley.

    We moved a four-bedroom mid-century off one of the winding streets above Ventura, 91403. The address came in with the quote request, and we knew before dispatch that the approach wouldn't take a 26-foot truck. The 18-footer went out. House ran in two loads. Homeowner had access sorted ahead of move day. Truck parked where the street allowed, which left a longer carry to the front door than a flat-lot job. One original interior opening at about 30 inches, and the client had sent the doorway measurements in with the quote request, so the sectional was flagged from the start and came apart at the frame before it went anywhere near it. The customer filed the curb permit early enough that the signs went up two days out. Floor runners along the original hardwood. Loaded and out west on Ventura to Encino, which is barely a drive at all.

The tenant booked the freight elevator and a weekend window directly with building management, and the building wanted the property manager named as additional insured on the COI.
