A Local's Guide to Moving in Panorama City

Who lives in Panorama City, and who's moving

Panorama City's main ZIP code, 91402, is home to about 65,800 residents. 2 out of 3 households are rented, meaning 66.4% of occupied homes are rented, while 33.6% are owned. The same goes for the age of the homes. Only about 36% of the homes are single-family houses, while almost half are in buildings with 20 or more units. The same goes for the age of the homes. Around 38% were built between 1940 and 1959, when the original Kaiser tract went up, and another 30% in the 1960s and '70s. The typical household has about 3.24 people. About 41% include children under 18. The median age is 35. Most employers in the neighborhood are around the center. First, the Kaiser Permanente Panorama City Medical Center is at Roscoe Boulevard and Woodman Avenue. There's also Mission Community Hospital, a smaller local hospital that employs plenty of people. Next is the shopping area around Roscoe and Van Nuys, running from Panorama Mall to The Plant. It was designed exactly where the former General Motors assembly plant was. The people moving here include renting families who need more room, staff of the Kaiser and Mission Community hospitals, long-time owners of Kaiser-tract houses, and businesses on Van Nuys and Roscoe changing space.

    Panorama City neighborhoods explained

The whole neighborhood shares ZIP 91402, so the ZIP alone won't tell you what kind of move you have. The street will. First, the original Kaiser tract. This part of the neighborhood has about 54 blocks and close to 1,700 one-story Minimal Traditional houses. Almost every one was built between the late 1940s and early 1950s, and Roscoe Boulevard was the first southern edge. According to the city survey, this tract is a historic district worth listing on the National Register. Since most rooms are modest, a large sectional or a king bed frame calls for a good plan before move day.

Next comes the Van Nuys Boulevard corridor, an old retail spine of the Valley. First, in 1955, Panorama Mall at 8401 Van Nuys Blvd was an open-air center. In 1980, it was enclosed. The apartment buildings here include Panorama Tower at 8155 Van Nuys Blvd.

As for the Kaiser hospital area, you'll find Kaiser Permanente Panorama City Medical Center here, at 13651 Willard St, with medical office buildings along Woodman Ave.

The blocks around Roscoe and Nordhoff, on the other hand, are mostly apartments, from older two- and three-story buildings with parking tucked under the units to complexes on Nordhoff built in 1990.

The former General Motors assembly plant on Van Nuys Blvd was closed in 1992, and a shopping center was opened on the site in 1999, where we handle office and retail moves for tenants.

When people move in Panorama City

The local school calendar stands behind most moves in Panorama City. Before school starts, families with kids try to get settled, typically by mid-August. That is why the busiest stretch is June through early August. So, weekend and end-of-month windows fill up faster then. It means early booking is a must if your move has to happen in that window. Breaks are the best openings to plan a move during the school year in Panorama City. Winter break runs from the end of December to the start of January, while spring break is the week at the end of March. Classes typically end at the start of June. This, in turn, brings the summer rush again. There's one local factor that you can't see on a calendar. Van Nuys Boulevard is the route of the East San Fernando Valley Light Rail, and work along the line can bring lane changes, detours, and lost street parking. That's why if you live on or near the boulevard, it's crucial to check for current closures before you pick a date. Go for mid-week and mid-month if you're lucky to have flexible dates.

We match the truck to your move

Every move comes with different requirements. That's why we have a fleet to meet your needs. Our standard vehicle is a 26-foot truck. That's what most addresses get, from the Kaiser-era homes between Van Nuys Boulevard and Woodman Avenue to the apartments on Plummer Street. If the pickup or drop-off can't take a vehicle that size, we choose an 18-foot one.

We do every move with regular cargo coverage

We never skip on insurance. Every move Adept performs in Panorama City has regular cargo coverage. And if you're moving a business, we'll give you a standard general liability COI too.

    We move gated townhome complexes

Gated townhome complexes in the Panorama City neighborhood often have multi-level units and entry gates. Provide us with the info on the gate setup and number of levels when you request a quote, and we'll plan the truck and crew around it.

    Local Moving in Panorama City

    Local Moving in Panorama City

We perform residential moves in Panorama City, across its 91402 zip code. The original Kaiser Community Homes tract went up during the postwar years, and many of those ranch houses are still around 1,000 square feet. The area around them includes condos and townhomes from the 1970s and 1980s. Plus, we work in low-rise apartment buildings on streets like Woodman Avenue and Plummer Street. Close to two-thirds of homes in the zip code that we serve are rented. Based on their inventory, floor, and elevator availability, we choose the size of the mover crew. The crew brings moving blankets, dollies, and wardrobe cartons. If your street needs a temporary no-parking permit, you arrange it with the city, and we time the truck's arrival to your window. If road work, light rail construction, or anything similar is narrowing lanes, mention it when you get a quote.

    Commercial moves in Panorama City

    Commercial moves in Panorama City

Adept handles office and retail moves in the neighborhood: storefronts and small offices along Van Nuys and Roscoe Boulevards and suites in the retail centers around Panorama Mall and Plaza del Valle. In the office buildings on Roscoe, it's your job to reserve a freight elevator and loading area with building management. Based on your info, we plan your work. Every commercial move is performed with a standard certificate of insurance with general liability included. Our movers work with everything, including office equipment, file cabinets, and modular furniture. They use moving blankets on the furniture and floor runners for extra protection.

    Parking and carry distance

Because the clock runs by the hour, the biggest local price factor is how close the truck can park to your door. Panorama City is the densest neighborhood in the San Fernando Valley. And if the closest legal parking spot near a low-rise apartment building is half a block away, all that extra walking adds more time to your bill. On the other hand, a 1948 Kaiser tract house with its own driveway usually means a shorter carry. No fuel surcharge. No hidden fees.

What to Know About Moving in Panorama City

    Parking permits and street regulations

    Parking permits and street regulations

Since Panorama City is part of the City of Los Angeles, curb space for a moving truck goes through LADOT. The client may need to get a permit, so they have to check with the city before picking a date. When the permit is there, the company crew plans the arrival based on that window. Mind that the neighborhood is busy and car-dependent. Dense housing, big shopping centers, and medical facilities are typical for the area, which means you have to plan your parking more thoroughly than in quieter parts of the Valley. Street parking near Panorama Mall, Van Nuys Boulevard, and the hospitals can be packed bumper to bumper. Before move day, checking the block for time limits, permit-only zones, and street sweeping hours is a must. Check the posted signs if anything has changed since then. Curb color matters, too. Red means no stopping at any hour. Yellow is for commercial loading from 7 a.m. to 6 p.m., Monday through Saturday, with a 30-minute limit. White gives 5 minutes for passenger loading.

    Panorama City's 1948 tract homes

    Panorama City's 1948 tract homes

Panorama City was the very first planned community of the San Fernando Valley. Builder Fritz B. Burns teamed up with industrialist Henry J. Kaiser to lay out the community in 1948. Between 1947 and 1952, Kaiser Community Homes put up about 3,000 houses across the neighborhood, and close to 1,700 of them stand in the original historic tract. The typical houses in the area are Ranch or Minimal Traditional designs of about 1,000 square feet. Streets were designed with some busy intersections. For a move, that means a lot of compact, single-story houses on quiet residential streets. Just let us know about tight doorways or hallway turns, so we can plan everything before move day. If any piece of furniture doesn't fit the doorway, we'll take it apart.

    Low-rise apartments and carry distance

    Low-rise apartments and carry distance

Panorama City has the highest population density in the San Fernando Valley. And the majority of people live in low-rise apartment buildings mixed in among the 1948 tract streets. When we perform an apartment move here, it's the distance between your door and the truck that shapes the whole process more than the size of the unit. Parking legally is a must. And it means that on a busy block, the nearest open curb can be some way down the street, and every trip between your place and the vehicle is part of the hourly job. Before the day we arrive, let us know about your floor, if there's an elevator, how the stairs turn, and how far the nearest legal parking usually is from your entrance. If there's a freight elevator, book the moving hour with management and send us the window.

Commercial moves along Roscoe and Van Nuys Boulevards

Commercial moves along Roscoe and Van Nuys Boulevards

From the start, Panorama City was planned with the business district being part of the community. Burns and Kaiser built Panorama City Shopping Center between 1955 and 1964. The center's anchors included The Broadway, Robinson's, Montgomery Ward, and Ohrbach's. Most commercial property here can be found lining Van Nuys and Roscoe Boulevards. You can see anything, from strip malls and storefronts to the mid- and high-rise office towers built on Van Nuys Boulevard in the 1960s. The client has to start by dealing with building management. They book the freight elevator and loading dock. If it's a strip-mall suite or storefront, send us info on where the truck can load legally and whether there's rear access. We move desks, file cabinets, and office equipment. In addition to moving equipment, we bring a standard certificate of insurance with general liability for every commercial move.

Best moving days and times in Panorama City

Best moving days and times in Panorama City

When planning a Panorama City move, do it around the school calendar and the freeways. Families with school-age children stick to the schedule of Los Angeles Unified. Classes start in mid-August and end at the start of June. Winter break usually lasts from the end of December to early January. That's why families tend to squeeze into the summer gap or that winter break. For the drive itself, Roscoe Boulevard is your main route. It's a wide road with three lanes each way that hooks up with the 405 to the west, about a mile past Van Nuys Boulevard, and the 170 to the east. The 5 is about two miles to the northeast, and the 118 is less than three miles north. Roscoe and Van Nuys is also where the stores and businesses in the commercial community are busiest. Because the clock runs by the hour, traffic on Roscoe and Van Nuys can add time to the move, so plan the departure around rush hour. Book mid-week and mid-month best.

I found this company on Reddit and everything went SO smooth! They gave me all of the information i needed ahead of time and confirmed in the days leading up to and the morning of the move. They worked really fast packing up my space but were careful with all of my belongings. Somehow it seemed they moved quicker unpacking everything. All of my furniture was put together and the guys were friendly and professional. I recommend 10/10!

Genuinely great experience! tl;dr I've used this company twice and have had two exceptional experiences. Highly recommend them, and props to Ilia, Serge, Nick for crushing a complicated move for us! ----Longer version---- We've now used Adept twice and both times it was as great an experience as you could ask for. The quote process is quick and straightforward by phone, and they were incredibly flexible when we had to change the date of our move. The cost is incredibly fair by comparison to other local Los Angeles options, and if you pay in cash, its actually cheaper than most other local options...

A Move from Mammoth Avenue to Lemona Avenue in Panorama City

Well, some moves are about lifting something really heavy, while others are about dealing with fragile things. This one in Panorama City was a bit of both. At the end of June, we went to Mammoth Avenue, where we had to move a 1-story house. The client warned us that some items were pretty heavy, so we were prepared for it. Viktor, our foreman, said that the move needed 3 pairs of hands, so he took Sergey and me to Mammoth Avenue.

    Mammoth Avenue, Panorama City

The client made sure we had a spot for the truck. We took a 26-foot vehicle and backed it off the street onto the wide dirt-and-gravel area beside the house. The house had just one story, so there was no need to carry anything up or down stairs. We protected the floor with the floor runners. Then the client showed us every room and stuff we had to move.

We started with the TV stand. The TV itself was sold, so we had to take care of the stand only. Wrapped in our moving blankets, it went to the truck first. So did three armchairs.

Then we were asked to cover the framed mirror to protect it. We used bubble wrap that the client paid for separately. Viktor and Sergey loaded it so that it wouldn't move during the drive. We were still in the living room because there was also a marble coffee table waiting for the load. It was extra heavy, so the three of us had to manage it using a dolly and moving blankets. The safe was waiting for us in the bedroom. We carried it to the truck wrapped in one of our moving blankets.

Adept Moving movers loading boxes on a hand truck from the liftgate into the truck

Next, I was asked to handle the boxes filled with clay vessels. They were handmade by the client, and he asked us to be very careful. I found a safe spot for them in the truck and secured them for the upcoming trip.

Viktor and Sergey went to the bedroom, where the bed and the mattress were waiting. They took the bed apart and wrapped it in our moving blanket. The mattress, in turn, was covered with stretch wrap that we charge separately. I helped them carry both items to the truck. Finally, the wardrobe carton found its place in the truck.

    Lemona Avenue, Panorama City, CA

At the drop-off, the parking was easy, too. We parked the truck at the curb right next to the front walkway. The path to the door was flat, so the carry was short.

Again, a single-story home meant we wouldn't have to deal with stairs. Before carrying anything inside, we laid down floor runners from the front door to the main rooms. The wardrobe carton went to the bedroom closet, where the client was busy sorting out clothes. Viktor and Sergey carried the pieces of the bed and the mattress. When the bed was assembled, they set the mattress on top. Meanwhile, I was busy with the boxes of clay vessels. I brought them to the den and left them on the floor. Then we brought the safe, took off the wrap, and placed it in the den.

The marble coffee table was really tough to deal with. We all rolled it in on a dolly. In the living room, we placed it next to the window and removed the blanket. After that, my colleagues brought in the mirror, checked the frame and the glass, and leaned the mirror against the wall in the corridor. The armchairs also found their place in the living room, next to the coffee table. Then, the TV stand came off the truck, but the client asked us to leave it wrapped in the garage.

A Move from Cedros Avenue to Parthenia Street in Panorama City

Many moves start from the front door. But sometimes we begin our work with a garage door rolling up. It was a private garage in a townhome complex, where the client had some items he wanted to relocate to his new home. The prop-off was on Parthenia Street. When our foreman, Zhenya, had all the details, he picked Emil and me for this job. We took a 26-foot truck.

    The Job at a Glance

First, We Went to Cedros Avenue

Parking was easy. The client lived in a townhome complex with a private garage lane behind the units. There was enough space for our crew to park right close to the garage door. He opened it, and we began to work. We decided first to deal with the heaviest thing. This time, it was the fridge. We blanket-wrapped it, put it on a dolly, and moved it to the truck.

For a dresser, Emil used stretch wrap that we billed as a packing material. We used the same packing material for 2 freestanding bookcases and an office chair. 2 nightstands, in turn, were covered with moving blankets. For the plastic drawer unit, we used packing tape, billed as a material.

A box of books and a box of travel souvenirs were next. We didn't wrap them, just loaded them onto the truck. But the souvenirs were fragile. That's why we secured the box for a safer ride.

Then we wrapped the mattress in a stretch wrap. I leaned it against the other items in the truck. We finished loading with a PlayStation console, still in its original box. We added an extra layer of bubble wrap for an added fee.

Adept Moving mover loading inside the truck next to the stretch-wrapped mattress

    Next Was Parthenia Street

A two-story townhome complex was located on a busy two-way street. The client gave us access through the gated entrance to the private lane. The apartment was on the first floor, so there was no need to go up and down stairs. I took the PlayStation first and carried it to the living room. The mattress went to the bedroom, where Emil and Zhenya took off the wrap and placed the mattress on the bed. Meanwhile, I managed both boxes with books and souvenirs. I took them to the study. That's where we also brought the plastic drawer unit. The client asked us to leave the masking tape on. We also rolled the 2 nightstands on a dolly into the bedroom. There, we placed them on either side of the bed. Freestanding bookcases and the office chair went to the study. We unwrapped them and set them next to the desk. Emil and I also wheeled the dresser to the living room, where Emil took off the stretch wrap and placed it next to the window. Finally, the fridge was also a job for two. We brought it to the kitchen, pushed it into place, and left it ready to plug in. Just like that, the client's new home was ready for him to move in.

A Move from Stagg Street in Panorama City

July, Panorama City, LA. We received a call from the client who needed to move out of his apartment in a 2-story garden-style apartment complex. There was a private parking lot, and the inventory was clear, so we agreed on the date. Since his apartment was on the second floor, I decided to take two movers with me, Volodya and Ulan, so running up and down the stairs would be easier on everyone.

    The Move at a Glance

    • Pickup: Stagg Street in Panorama City, LA
    • Destination: Katherine Avenue, Panorama City, LA
    • Property type: An apartment in a 2-story garden-style apartment complex
    • Crew: 3-mover crew
    • Inventory: A 55-inch TV, a full-length mirror, a dining table + four dining chairs, a microwave, 2 bar stools, 4 storage bins, an armchair, a sofa, a coffee table, 3 potted plants, a gaming chair.

    Step 1: The Pickup

The good news was that instead of fighting for street parking, we could easily pull into the complex's private parking lot. First, we set up cones around the liftgate so residents could drive around us safely while we loaded.

The client did a room tour for us, and we started from the living room.

Adept Moving truck in the private parking lot of the garden-style apartment complex

A 55-inch TV went into its original box, and Ulan and Volodya took it down to the truck. Meanwhile, I covered the mirror in bubble wrap that we invoiced separately. They came back and took it down as well. I began to take apart the dining table, and when the guys were back, they helped me wrap each part in our moving blankets. We did the same with the chairs. While Volodya and I brought the table set to the truck, Ulan wrapped the armchair in our moving blankets and prepared it for transportation. Next, the sofa was a tough job for all of us. It was old and heavy, so we had to be extra careful disassembling it. The client asked us to use bubble wrap for every piece for extra protection. The wrap was an additional cost, and we carefully covered every part. When both the sofa and armchair were in the truck, Volodya and I carried the storage bins to the truck. Then I helped Ulan bring the blanket-wrapped coffee table to the truck, and we were back for the potted plants. They were big and heavy, so we didn't box them. We just placed them carefully in the truck. The gaming chair was in the bedroom, so we blanket-wrapped it and carried it outside.

The microwave and 2 bar stools were waiting for us in the kitchen. We used our moving blankets again to protect the items and loaded them onto the truck. The client checked every room one more time, and once he was sure everything was on the truck, we set off for the drop-off.

    Step 2: The Drop-off

At the next place, we parked the truck at the curb right in front of the house. There were two ways in: a brick walkway on one side and the gravel driveway on the other. We used the walkway for the dolly, since the gravel would have made rolling heavy pieces harder.

So, the microwave and the two bar stools went to the kitchen. Ulan took off the packing materials and placed all items where needed. I rolled the gaming chair to the den and came back for the potted plants. Volodya helped me unload them all. Then Ulan and I managed the coffee table that went to the living room together with the storage bins. We also brought in the armchair and prepared to assemble the sofa. It wasn't a quick job, but we finished it and set the two pieces up together in the living room. Volodya brought the parts of the dining table, and we reassembled it. Ulan was already there with the four chairs, and the whole set went to the kitchen. I carried the mirror to the bedroom. Once the packing was off, I checked it for damage and placed it in the corner. Then I helped Volodya bring in the TV, which went on the TV stand the client already had in a new place. We checked it to make sure it had a safe trip.

    FAQ

    Panorama City-specific questions

You may need one. Panorama City is a neighborhood of LA, so street rules are run by LADOT. Check with the city to get the permit. Let us know when you have one, so Adept can time the truck's arrival to your permit window.

Yes. We do it as part of local moves in LA. We take Roscoe Boulevard east to the Hollywood Freeway (SR-170), then head south to the Magnolia Boulevard exit in Valley Village.

Yes, we perform moves from Panorama City to Sherman Oaks. It's a local move. Van Nuys Boulevard runs south from Panorama City straight into Sherman Oaks, and the San Diego Freeway (I-405) is the alternative when the boulevard is slowed by light rail construction.

Yes. We perform moves from Panorama City to Studio City. It is a local move, billed hourly like any other. The rate of Adept Moving starts from $99/hr cash for a two-mover crew with regular cargo insurance. To get there, the truck takes Roscoe Boulevard east to the Hollywood Freeway (SR-170), then US-101 south into Studio City.

That's not a problem for us. The neighborhood has a number of gated townhome complexes, including several along Willis Avenue and Parthenia Street. In those townhome complexes, many units have 2-3 levels. We can perform moves there just like in any other spot. Just tell us how the gate works, how many levels your unit has, and whether a truck can pull inside or has to stop on the street. Do all that when you request a quote.

Yes. We're licensed by the California Bureau of Household Goods and Services, license number MTR0190206, and BBB-accredited with an A+ rating. Regular cargo insurance is included on every move at no extra charge. For commercial moves, a standard COI with general liability is included; custom additional-insured wording is quoted separately.

    General questions

It's hourly, starting at $99/hr for a two-mover crew, cash, with regular cargo insurance included. The truck fee is billed separately. Double drive time applies and is advised on the moving quote. No fuel surcharge, no hidden fees. We put the hourly rate in writing before you book, so there's nothing to guess at on the day.

A clean 5.0 on Google across more than 2,000 reviews comes down to a few habits: a clear written quote before you book, uniformed and background-checked crews, regular cargo insurance on every job, and no pressure afterward. Plenty of movers chase volume. We'd rather earn the next job by referral, and the reviews are what come out of that.

For a mid-week, mid-month date, a week's notice is usually plenty. Weekends, the end of the month, and the summer stretch from June through August fill up faster, so give it two to three weeks if you can. We don't currently offer same-day moves, so it's worth getting on the calendar early either way.

Life happens. Reach out as early as you can and we'll work with you to find the next open slot that fits. The sooner you let us know, the easier it is to move the crew around.
