A Local's Guide to Moving in Reseda

Who Lives in Reseda, and Who's Moving There

About 74,500 people live in Reseda (91335), based on the latest Census Bureau info. There are three people on average in each household. Their median age is 39. It's pretty much a 50/50 split between renters and homeowners. Much of the housing is single-story ranch homes from the 1950s, and much of the rest is apartment buildings. Reseda High School and Grover Cleveland High School are both in Reseda. It also has several large employment centers located just nearby. They include Northridge Hospital Medical Center on Roscoe Boulevard, California State University, Northridge to the north, Providence Cedars-Sinai Tarzana Medical Center to the south, and the Warner Center business district in Woodland Hills to the southwest. The people moving are renters changing apartments or buying a first house, owners leaving a 1950s ranch after many years, and small businesses changing space on Sherman Way.

    Reseda Neighborhoods Explained

All of Reseda has the same zip code, 91335, so the address alone never gives enough information about the move. But the part of the neighborhood you're in can give a lot of details.

The business district. It dates back to 1915. That's when Reseda started at the corner of Reseda Boulevard and Sherman Way. And that's where commercial life is focused. Storefronts, small offices, and the Reseda Theatre sit on Sherman Way.

Next is the Reseda Boulevard corridor. The boulevard runs through the whole neighborhood. A lot of apartment buildings sit along it. The city added curbside bike lanes and cut back on street parking north of Victory Boulevard. This can make it harder for a moving truck to park right in front of a building.

The 1950s tracts. If you go beyond the two boulevards, you'll see many streets are filled with single-story ranch homes from the 1950s. In most cases, they come with a driveway and a two-car garage. There’s also Meadowlark Park, built in 1953–1954. It sits between Lull Street, Lindley Avenue, Stagg Street, and Yarmouth Avenue. The streets curve, and most housing is mostly Contemporary Ranch and Mid-Century Modern styles. You’ll find an attached garage or a carport in most buildings.

Between Victory Boulevard, Topham Street, Corbin Avenue, and Tampa Avenue, Tampa Country Estates sits with curved streets, plus cul-de-sacs, and the homes are equipped with attached or detached garages.

The older blocks. Around the old commercial center, a few houses from the 1910s and 1920s still stand among later buildings.

    When People Move into Reseda

Reseda moves are usually linked to a fixed date, be it a lease ending, a house sale closing, a new school year, or a new semester about to start. The school year is the date most families with kids plan around. Reseda High School, Grover Cleveland High School, and the neighborhood's elementary and middle schools work on the basis of the LAUSD calendar. The school year runs from mid-August to early June. Families with school-age kids often do their best to settle before classes start. Also think of winter and spring breaks as natural windows during the year. California State University, Northridge sits just north of Reseda. The fall classes there start at the end of August. If the reason for your move is a job or a term at CSUN, that's the date to consider. Home sales happen all year round. Each deal has a closing date. On that date, the seller moves out, and the buyer moves in. Renters (about 50% of local households) usually plan their moves based on the lease end date. If your lease ends on the 30th or 31st, make the reservation early.

Why Reseda Residents Choose Adept Moving

We Hold 5.0 on Google Across 2,000+ Reviews

Adept Moving is the company with a 5.0 rating on Google across more than 2,000 reviews. We provide our potential clients with direct access to the rating, so you can read what past clients had to say before booking.

We Have a Plan for the Reseda Boulevard Curb

Some buildings on the boulevard don't have room for a truck at the curb because of the bike ways and bus islands. At Adept Moving, we have a plan for that. Just tell us if there's an alley, side street, or back lot we can use.

We Perform Moves out of 1950s Ranch Homes

A lot of ranch homes in the neighborhood come with a two-car garage. Just make sure to count everything stored inside and tell us about the driveway, too. We'll choose the right crew size based on that. If something won't fit around a corner, we'll take it apart for the move.

We Move Apartments with Parking Underneath

In buildings where residents park under the units, the truck parks on the street, not on the garage level. The client lets us know about their floor, whether there's an elevator or only stairs. Plus, they specify how far the entrance is from the curb. In a place equipped with an elevator, you reserve it.

    Sherman Way Storefronts and Offices

Our crew does business moves along Sherman Way and Reseda Boulevard. Each includes a standard general liability certificate of insurance. In case you need specific wording for additional insureds, we'll quote that separately.

Adept Moving Has Been in Business Since 1998

Our main office is located on Vineland Avenue in North Hollywood, within the San Fernando Valley. It's the same Valley where Reseda sits. Adept has been operating since 1998. It holds California license MTR0190206, is USDOT and MC registered, and has a BBB A+.

    Local Moving in Reseda

    Local Moving in Reseda

Whether you're moving out of a single-story 1950s ranch home with two-car garages, an apartment along Reseda Boulevard, or a gated condo and townhome complex on Sherman Way, we'll help you out because we do residential moves across Reseda's 91335 zip code. Based on your inventory, floor, elevator availability, and any oversized items, we choose the most suitable crew size. Movers come with moving blankets, dollies, and wardrobe cartons. If your street needs a temporary no-parking permit, you take care of it. On Reseda Boulevard, where bike routes run along the curb, tell us your nearest side street or rear lot. We offer an hourly rate that starts from $99/hr cash for a two-mover crew with regular cargo insurance. The truck fee is charged on its own. Some moves also include double drive time. If that's your case, we'll add it to the quote. No fuel surcharge, no hidden fees.

    Commercial Moving in Reseda

    Commercial Moving in Reseda

We help businesses move around Reseda, especially near Reseda Boulevard and Sherman Way. That's where you'll find plenty of shops, offices, and retail spaces. Before moving your shop or office, let us know what loading access you have. We need to know if there is a back door, an alley, or a parking lot at your storefront or strip-center unit. We know that cycle tracks run along the curb on Reseda Boulevard. For us, it means that the front of the building isn't an option. If you move out of the building that has an elevator, it's your job to reserve it. We'll send the crew based on your situation. A standard certificate of insurance with general liability is included on every commercial move. Our crew shows up in uniform, ready to move office furniture and take care of modular setups.

    Packing and Unpacking in Reseda

    Packing and Unpacking in Reseda

You're welcome to add packing and unpacking to your move. The same uniformed and trained team will cope with these tasks for you. Just let us know if you need packing before booking. If you're leaving a 1950s ranch with a full two-car garage, include the garage when you ask for packing, since it often holds as much as a room. We also do partial packing, such as kitchen or fragile items only. Packing labor is billed at the hourly rate, on the same clock as the move. At the same time, some packing materials, like bubble wrap, stretch wrap, and masking tape, are billed separately. Wardrobe cartons and moving blankets come with every move at no extra charge. Read more on packing options.

HOW HOURLY PRICING WORKS IN RESEDA
    from$99/hr 2 man

    Starting hourly rate

Moving rates start at $99 per hour cash for two movers, with regular cargo insurance.

    Truck fee and access

The truck fee is added separately. The final cost of the move is based on both distance and access. For example, a first-floor apartment with the truck right at the curb takes less time than an upstairs unit with a long walkway to the street or a house with a narrow driveway.

Crew size and double drive time

The neighborhood is a mix of small apartment complexes, apartment buildings, and single-family homes. So we'll pick the crew size based on your inventory and access at point A and point B. Adept may also apply double drive time if the distance between pickup and drop-off requires that. But we'll inform you about that in a written quote.

    Packing materials

You'll also have to pay separately for packing materials, like bubble wrap and stretch wrap, and other disposable supplies. No hidden fees and no fuel surcharge.

What to Know About Moving in Reseda

Parking Permits and Street Rules in Reseda

Parking Permits and Street Rules in Reseda

Since Reseda is not its own city but an LA neighborhood zip code 91335, all the parking permits and street rules for a moving truck are run by the City of Los Angeles. Based on the block you live in, you may need a temporary no-parking permit. That's why you have to check with the city before you settle on a date. You, as the Adept Moving client, arrange the permit. We plan the truck arrival time around that permit's timeframe. Some extra planning is needed for Reseda Boulevard. The city changed the stretch north of Victory Boulevard. Now you can see bike lanes running along the curb, with a row of parked cars protecting riders from traffic. There are also islands where people get on the bus and spots set aside for loading. After this redesign, about a third of the street parking on this stretch disappeared. In practice, the curb in front of a Reseda Boulevard address often isn't a place a moving truck can stop. And our vehicles never stand in a bike lane. If the client lives or works on Reseda Boulevard, they tell Adept Moving reps when they request a quote. Besides, they have to specify the nearest side street and whether their building has a driveway, an alley, or rear parking. In the case of residential side streets, look at the posted signs on your block several days before the move. They inform you about street-sweeping hours and time limits.

Commercial Moves on Sherman Way and Reseda Boulevard

Commercial Moves on Sherman Way and Reseda Boulevard

Business life in Reseda started in 1915 at the corner of Reseda Boulevard and Sherman Way. Today, it's still the heart of local commerce. Back then, Pacific Electric Red Cars ran down the median of Sherman Way. The median is still there. Today, there are also many short buildings, including small shops, small offices, strip malls, restaurants, cafes, stores, and so on. Most buildings here are low-rise, so freight elevators rarely matter. What matters is where the truck can legally stop to load. It can be behind the building, in an alley, or in a parking lot. Before you request a quote, check out if your space has rear access, an alley, or its own lot. Send us that information together with the address. On Reseda Boulevard, curbside bike lanes and bus islands mean the front curb usually isn't an option. And standing in a bike lane is never an option. A standard certificate of insurance with general liability comes with every commercial move. If the client's landlord requires a custom additional-insured language, we'll quote it separately. In general, commercial moves include office equipment, file cabinets, and modular furniture. We come with everything needed, be it moving blankets or floor runners. In the old core around Sherman Way and Reseda Boulevard, most shops open onto the sidewalk and have little or no parking at the rear, so tell us early where the truck can stop.

1950s Ranch Homes: Meadowlark Park and Tampa Country Estates

1950s Ranch Homes: Meadowlark Park and Tampa Country Estates

Much of the housing in the area is single-story ranch homes built in the 1950s, after the farmland was split into lots for homes. In 1940, the neighborhood had more than 4,000 residents. In 1950, it was more than 16,000. Meadowlark Park, a 1953-1954 tract designed by architect Edward Fickett between Lull Street, Lindley Avenue, Stagg Street and Yarmouth Avenue, has curving streets and Contemporary Ranch and Mid-Century Modern houses, most with attached garages or carports. Tampa Country Estates, between Victory Boulevard, Topham Street, Corbin Avenue and Tampa Avenue, has curved streets and cul-de-sacs, with both attached and detached garages. If you have a curved driveway or a garage behind the house, let us know when you get a quote. It can change the walk from the truck. A single-story ranch has no stairs inside. For Adept movers, it means the carry runs through the hallways and out the front door or the garage. A sectional, a large dining table, or a bed frame may have to come apart to make the turn through a 1950s hallway or doorway. When you ask Adept Moving for a quote, let us know about all of your larger pieces and measure any doorway you're unsure about. Based on that inventory, we'll pick the crew.

    Apartment Buildings with Parking Underneath

    Apartment Buildings with Parking Underneath

About 50% of homes in the Reseda neighborhood are rented. Many apartment buildings across the Valley have resident parking on the ground floor, under the units. In the 1994 Northridge earthquake, centered in Reseda, buildings of this type were among the most damaged. Since 2015, LA has required owners of these "soft-story" buildings to retrofit them. Here's what it means for a move: that parking level is created for cars, not for a box truck. It means the truck can park legally on the street. That's why things like walking from the curb to your unit and the floor are the main things to consider when planning a move. If your building has an elevator, reserve it and tell us when to come. If retrofit work is underway on your building, let us know about that too.

Best Days and Times to Move in Reseda

Best Days and Times to Move in Reseda

For those who have flexible dates, we'd recommend a mid-week move in the middle of the month. Thus, you'll get the best availability. Weekend and end-of-month windows fill faster, so it's better to book them as early as you can.

Families in Reseda often plan around the school year at Reseda High School and Grover Cleveland High School. Both are LAUSD schools. Classes start in mid-August and end in early June. There's also a winter break that starts in late December and runs into early January. Plus, there's a spring break near the end of March. They move before classes or during one of the breaks to avoid landing in the middle of a semester. For a business on Sherman Way or Reseda Boulevard, choose a date that fits your own opening hours. Check out where the truck can load on that day of the week. A rear lot that's empty on a Tuesday morning may be full on a Saturday. On residential side streets, you have to know the street-sweeping schedule before picking a date. You'll find street sweeping hours on posted signs. The restriction applies for every hour shown on the sign.

Genuinely great experience! tl;dr I've used this company twice and have had two exceptional experiences. Highly recommend them, and props to Ilia, Serge, Nick for crushing a complicated move for us! ----Longer version---- We've now used Adept twice and both times it was as great an experience as you could ask for. The quote process is quick and straightforward by phone, and they were incredibly flexible when we had to change the date of our move. The cost is incredibly fair by comparison to other local Los Angeles options, and if you pay in cash, its actually cheaper than most other local options...

Lull St, LA: A Move with a Soundtrack

The best thing about being a mover is seeing new places, connecting with new people, and…seeing something you'd never see otherwise. It was like that this time, at Lull St in Reseda. We did the move in mid-July in a single-story ranch house. We parked a 26-foot truck at the curb right next to the driveway. For this job, I took Roman and Ruslan with me.

    First Stop: Lull Street

We showed up at Lull Street as planned and began by putting down floor runners to protect the floors. The client showed us the bedroom, where we had to take apart the bed. While Roman and Ruslan were taking care of it, I covered the mattress in stretch wrap, billed as packing material. We loaded everything on the dolly and wheeled it outside.

The dressing table needed extra care. The thing is, it was a delicate vintage piece. I took it apart carefully, wrapped each part in stretch wrap, and rolled everything out to the truck on a dolly. Then I asked the guys to load everything so it'd travel safely.

I came back to the bedroom because there was a wall mirror above the dressing table. I removed it from the wall and covered it with bubble wrap, also billed as a material. I carried it outside, where the guys were loading the crib they'd taken apart and wrapped in our moving blankets. The last item in the bedroom, two nightstands, went to the truck, also blanket-wrapped.

We all went to the living room. There was an empty aquarium, and we wrapped the whole tank in bubble wrap, with extra layers on the corners and edges. Ruslan and Roman rolled it to the vehicle.

Then it was time for the jukebox. Honestly, it was the moment I'd been waiting for. We were all curious about how it worked. So the owner switched it on for us. And seeing how the record dropped into place and hearing the music was awesome. Well, then the show was over, and the client unplugged the jukebox, and we let it cool down for a few minutes before bubble-wrapping and loading it.

Next, we brought four wardrobe cartons from the living room to the truck, and came back to the home gym. Both an exercise bike and a treadmill were about to travel without any packing, so we rolled them out to the truck and secured them with straps. Finally, Ruslan covered the wine rack with our moving blanket and wheeled it from the corridor to the vehicle. Everything was loaded.

    Next Stop: Kittridge Street

The new place was in a two-story garden-style complex with an open lot right off the street, and we parked there.

The new place was on the first floor, so we laid down the floor runners and unloaded the wine rack first. It went to the kitchen. Both the treadmill and the exercise bike were carried to the bedroom, where we also left all four wardrobe cartons.

Our favorite part, the jukebox, found its place in the living room. So did the aquarium. We unwrapped both.

Ruslan and Roman brought in the nightstands and placed them in the bedroom. I rolled the parts of the crib to the nursery and put it back together. Then Roman carried the mirror and leaned it against the bedroom wall, while Ruslan and I reassembled the dressing table in the bedroom. We did the same with the bed and finished the day by putting the mattress on the bed.

A Single-Story Ranch Home Move from Geyser Avenue, Reseda, Los Angeles

We helped with a residential move from a single-story ranch home to a two-story single-family home. Once we'd discussed things like parking, the date, and the inventory, I knew the move required 2 pairs of hands, so I took Ulan with me.

    The Move at a Glance

    • Pickup: Geyser Avenue, Reseda, Los Angeles
    • Destination: Beckford Avenue, Reseda, Los Angeles
    • Property type: A single-story ranch home
    • Crew: 2-mover crew

    At Geyser Avenue, Reseda

It was one of the moves when we couldn't park right in front of the pickup spot. The house sat near a curve in the street, and cars were already lined up along the curb close to the client's driveway. That's the reason we left the truck a little farther down the block. For us, it meant a short walk each time we carried something.

Adept Moving truck parked with cones near the curve of the street by the ranch home

We started by laying down floor runners from the front door to the kitchen. That's where the heaviest item, the unplugged dishwasher, was waiting. Ulan covered it with our moving blankets, and I helped him load it on the dolly. It went to the truck. In the living room, we bundled the armchairs in moving blankets and took them outside. The box with Christmas decorations was in the living room, too. We took all the Christmas decorations outside and loaded it onto the truck as well.

Next, we went to the bedroom for the mattress. The client told us that he had already set up a new bed at his new home, so the mattress was our only job there. Ulan covered it in stretch wrap, billed as packing material. It found its place in the vehicle.

Next, we followed the client to the backyard. He kept a lot of stuff there. The barbecue grill came first. He had already removed the propane tank, so Ulan just closed the lid, wrapped the grill in moving blankets, and I wheeled it to the truck while Ulan was wrapping the patio table in our moving blankets. The table didn't come apart, so we loaded it just like that. We did the same with the patio chairs. As for the cushions, I wrapped them in stretch wrap and stacked them on the dolly. Ulan wrapped the outdoor umbrella the same way, and we wheeled the items to the truck. The load was done, and soon we were on our way to the drop-off.

    Heading to Beckford Avenue, Reseda

The two-story single-family home was located on quiet Beckford Avenue. The house had a wide driveway. The client moved his cars, and we parked our 26-foot truck at the curb right beside the driveway. Since the bedroom was on the second floor, we carried it up one flight of stairs. But first, floor runners, of course. Ulan grabbed the outdoor umbrella and carried it to the backyard. Next, we brought the patio chairs and set them up in the backyard as well. While I carried the cushions, Ulan unloaded the patio table. Then we handled the grill together, and the backyard was ready to use.

It was time to unload the mattress. We rolled it to the house on a dolly, then carried it upstairs to the bedroom. That's where the client's new bed was waiting. So, we unwrapped the mattress and set it on the bed frame.

Upon the client's request, we carried the box with Christmas decorations to the garage.

The armchairs went to the living room on the first floor. We first placed them next to the standing bookcase and then took off the blankets. I helped Ulan unload the dishwasher, and we wheeled it into the kitchen. We took off the blankets and set it exactly where the client wanted, because he was going to connect it straight away.

Just like that, the move was done. It was smooth, so the day was pretty good for our crew.

    Reseda Moving FAQ

    Reseda-specific questions

Yes. There are some gated condominiums and townhome complexes in Reseda. If that's your case, let us know. Our movers need to know how the gate works, how many levels your unit has, and whether they can park the truck inside or in the street.

You may need a permit. It depends on the block you live in. Since Reseda is part of LA, all the rules come from LA. That's why you have to check with the city before you choose this or that date. Your task is to arrange the permit, and we plan the rest.

The best time is a mid-week date in the middle of the month. End-of-month and weekends fill faster. If your kids go to LAUSD schools, including Reseda High School or Grover Cleveland High School, classes start in mid-August and end in early June. It means you should consider those dates when you plan a move in Reseda.

Yes. It's a local move within LA. The truck takes Victory Boulevard west from Reseda straight into Warner Center in Woodland Hills.

Yes. It’s also a local move within LA. We just head north on Reseda Boulevard, then west on Devonshire Street right into Chatsworth.

Yes, we do. For that, the truck takes Reseda Boulevard south to the Ventura Freeway (US-101). Then we head east into Sherman Oaks.

Yes. We're licensed by the California Bureau of Household Goods and Services, license number MTR0190206, and BBB-accredited with an A+ rating. Regular cargo insurance is included on every move at no extra charge. For commercial moves, a standard COI with general liability is included; custom additional-insured wording is quoted separately.

    General questions

It's hourly, starting at $99/hr for a two-mover crew, cash, with regular cargo insurance included. The truck fee is billed separately. Double drive time applies and is advised on the moving quote. No fuel surcharge, no hidden fees. We put the hourly rate in writing before you book, so there's nothing to guess at on the day.

A clean 5.0 on Google across more than 2,000 reviews comes down to a few habits: a clear written quote before you book, uniformed and background-checked crews, regular cargo insurance on every job, and no pressure afterward. Plenty of movers chase volume. We'd rather earn the next job by referral, and the reviews are what come out of that.

Life happens. Reach out as early as you can and we'll work with you to find the next open slot that fits. The sooner you let us know, the easier it is to move the crew around.
